PROJECT MANAGER – JOB DESCRIPTION & RESPONSIBILITIES
1. PROJECT HANDOVER
- Receive complete project handover from Management/Accounts/Designer.
- Understand approved estimate, BOQ, drawings, 2D/3D designs and project schedule.
- Check site address, flat number, floor, access and customer requirements.
- Verify approved drawings are available before execution and prepare project execution plan.
2. SITE PREPARATION
- Visit site before starting work and check site readiness, access and working conditions.
- Plan manpower and activities; coordinate with customer/site representative.
- Plan floor/wall protection and coordinate with Accounts.
- Take site condition photographs before work starts.
3. CIVIL & SITE WORK
- Manage/supervise demolition, civil modifications, plumbing, electrical wiring and extra points.
- Supervise false-ceiling channel, POP board/light cut-outs, site carpentry and painting where included.
- Coordinate all approved site preparation activities.
4. MATERIAL & PROCUREMENT COORDINATION
- Check project material requirements and coordinate with Accounts.
- Verify plywood, laminate, edge-band and hardware requirements.
- Check received material; report shortages, damages or incorrect items immediately.
- Ensure safe storage and prevent material wastage.
5. FACTORY & DISPATCH COORDINATION
- Follow up factory production readiness and expected dispatch.
- Ensure site readiness before dispatch and coordinate carpenter allocation.
- Ensure required drawings/cut-list information are available for installation.
6. MATERIAL SHIFTING & LOGISTICS
- Plan material shifting, assign carpenters/helpers and coordinate transport with Accounts.
- Ensure safe unloading, quantity checking and protection from damage.
7. INSTALLATION MANAGEMENT
- Manage installation of kitchen units, wardrobes, TV units, storage units and other modular furniture.
- Coordinate hardware, glass, profile doors, lights and other approved project items.
8. CARPENTER MANAGEMENT
- Assign daily carpenter work and explain drawings/installation requirements.
- Check productivity, workmanship, manpower attendance and hardware/material issue.
- Reallocate manpower when required and maintain project schedule.
9. INSTALLATION QUALITY CONTROL
- Check door alignment, drawer/tandem movement, gaps, handles, hardware, cabinet alignment, level/plumb and finishes.
- Check scratches, laminate, edge-band, glass/profile work and overall workmanship.
- Identify and correct defects before proceeding.
10. SPECIAL WORK COORDINATION
- Coordinate glass, profile doors, lighting, electrical, painting, additional hardware and approved special requirements.
- Confirm additional work internally before execution.
11. DESIGN COORDINATION
- Follow only approved 2D/3D drawings.
- Coordinate design clarification with Designer; do not make unauthorized changes.
- Reconfirm measurements before major modifications and ensure revised approved drawings are used.

12. DAILY SITE MANAGEMENT
- Morning: Check attendance, previous-day progress, today's targets, manpower, materials, hardware and site obstacles.
- During Day: Supervise work, check quality, coordinate with Designer/Accounts/Factory, resolve site issues and update progress.
- End of Day: Check completed work, record pending work, prepare next-day plan, confirm materials and report delays/issues.
13. PROJECT TIMELINE MANAGEMENT
- Follow approved project schedule and track daily progress against target.
- Identify delays immediately, take corrective action and increase manpower when required.
- Coordinate factory and site activities and escalate major delays to Management.
14. CUSTOMER COORDINATION
- Maintain professional customer communication and coordinate site access/working permissions.
- Explain approved site activities when required.
- Do not commit price, payment or unapproved changes; escalate commercial matters to Accounts/Management and design matters to Designer.
15. PROJECT DOCUMENTATION
- Maintain daily site progress, photographs, manpower, material receipt/shortage/damage details, installation progress and pending work.
- Maintain site issue list, customer modifications, drawing revisions and completion status.
16. FINAL PROJECT QUALITY CHECK
- Check doors, drawers, tandem movement, dummy gaps, shutters, alignment, handles, hardware, scratches, laminate, edge-bands, glass/profile doors, lights and modular
units.
- Prepare snag list and close all pending issues before handover.
17. DEEP CLEANING & HANDOVER
- Plan deep cleaning with Accounts after installation is complete.
- Ensure site is clean and secure, close all snags, coordinate final customer inspection and complete handover only after approved work is completed.

- Complete projects within committed timelines; maintain high installation quality and effective manpower control.
- Prevent material wastage and rework; maintain project documentation and site safety.
- Coordinate effectively with Designer, Accounts, Factory and Management.
- Identify problems early, ensure handover readiness and close all snags on schedule.
- Never execute major changes without approval.
