About the Role

Cushman & Wakefield is seeking a highly analytical and experienced professional to join its Technical Advisory & Monitoring (TAM) Services team. The role involves executing Technical Due Diligence (TDD), Lenders' Independent Engineer (LIE) assignments, Project Risk Monitoring (PRM), and investment monitoring services for Private Equity funds, Banks, NBFCs, and institutional investors across the real estate sector.

The candidate will be responsible for evaluating project viability, construction risks, financial performance, regulatory compliance, and developer capabilities while supporting investment decisions and project execution monitoring.

Key Responsibilities

Technical Due Diligence & Risk Monitoring

- Execute Technical Due Diligence (TDD) and Lenders' Independent Engineer assignments for real estate projects.
- Conduct project risk assessments for lenders, investors, Private Equity firms, Banks, and NBFCs.
- Review project approvals, statutory compliances, development permissions, and regulatory documentation.
- Assess project execution capabilities, construction methodologies, timelines, and delivery risks.
- Lead assessments of stressed and underperforming assets.

Cost & Commercial Evaluation

- Perform BOQ-level cost reviews and construction cost assessments.
- Analyze project budgets, cash flows, cost-to-complete estimates, and funding requirements.
- Review contractor bills, rate analyses, work orders, purchase orders, and payment certifications.
- Evaluate project expenditure against approved budgets and financing assumptions.

Financial & Investment Monitoring

- Monitor project cash inflows and outflows.




- Review escrow account transactions and fund utilization.
- Compare actual project performance against investment committee assumptions related to:
- Construction progress
- Sales performance
- Project budgets
- Statutory approvals
- Development schedules

- Prepare project monitoring reports highlighting key risks and mitigation strategies.

Project & Construction Assessment

- Evaluate developer credentials, execution capabilities, and financial strength.
- Review construction quality, EHS compliance, and project progress.
- Conduct site inspections and provide recommendations on project status and risks.
- Assess environmental, social, and governance (ESG) considerations impacting investments.

Client & Stakeholder Management

- Interface with investors, lenders, developers, consultants, and internal stakeholders.
- Present findings and recommendations to senior management and client teams.
- Support proposal preparation, business development initiatives, and new client acquisition.
- Mentor and guide junior team members while contributing to team capability development.

Desired Qualifications

- B.E./B.Tech (Civil Engineering) or B.Arch.
- MBA, NICMAR, RICS, or equivalent postgraduate qualification preferred.

Experience

- Experience in Technical Due Diligence, Project Monitoring, Project Management, Construction Management, Cost Management, Quantity Surveying, or Real Estate Consulting.
- Exposure to lender advisory, risk monitoring, and institutional investment projects preferred.
