Building on this experience, Avora Group is now embarking on KB Central, one of the largest and most premium commercial developments in Greater Noida and the wider Noida region.

KB Central is envisioned as a landmark commercial destination combining premium retail, dining, entertainment and lifestyle experiences at CHI PHI, Greater Noida.

As we move forward with this significant development, we are looking to strengthen our project execution team with an experienced General Manager – Projects who can take responsibility for supervising and driving the project from the development side.

About the Role

We are looking for an experienced and capable General Manager – Projects to lead and supervise the execution of KB Central.

The selected candidate will be based primarily at the project site in Greater Noida and will work closely with the appointed construction contractor, architects, consultants, PMC/project management teams, vendors and the Avora Group management team.

The construction work will be executed through appointed contractors. This role will be responsible for supervising, coordinating, monitoring and driving the overall execution, ensuring that the project progresses in accordance with the required quality, specifications, timelines, safety standards and project objectives.

This is a hands-on, site-based project leadership role. We are looking for someone who is comfortable being actively involved in the day-to-day execution of a large-scale project.

Key Responsibilities

Project Execution

Lead and supervise day-to-day project execution at KB Central.

Monitor overall construction progress against approved project schedules and milestones.

Ensure construction activities are carried out in accordance with approved drawings, specifications and project requirements.

Monitor critical activities and identify potential delays at an early stage.

Coordinate corrective and recovery measures wherever required.

Maintain clear visibility over project progress and site activities.

Contractor Management

Work closely with the appointed construction contractor and its project/site management team.

Monitor contractor performance, manpower, machinery, materials and productivity.

Review construction schedules and execution plans.

Ensure agreed timelines and milestones are followed.

Identify execution bottlenecks and coordinate their resolution.

Escalate significant technical, commercial or execution issues to Avora Group management.

Consultant & Stakeholder Coordination

Coordinate with architects, structural consultants, MEP consultants, PMC/project consultants and specialist agencies.

Ensure timely resolution of RFIs, technical issues and drawing-related matters.





Coordinate between different agencies to minimise conflicts and delays.

Ensure that the design intent is properly translated into site execution.

Quality Control

Maintain high standards of construction quality throughout the project.

Monitor workmanship, materials and execution methodologies.

Ensure work is carried out in accordance with approved drawings, specifications and applicable standards.

Identify defective or non-compliant work and ensure timely rectification.

Coordinate with consultants and contractors to maintain consistent quality.

Planning & Scheduling

Monitor the master project schedule and critical-path activities.

Review daily, weekly and monthly progress.

Track planned versus actual progress.

Identify schedule slippages and implement recovery plans.

Ensure key construction milestones remain on track.

Cost & Commercial Coordination

Maintain awareness of project costs and the commercial implications of execution decisions.

Monitor contractor measurements, work progress and variations.

Identify potential cost overruns, wastage and unnecessary expenditure.

Coordinate with the finance and commercial teams regarding certifications and payments.

Ensure variations and additional works are properly documented and approved.

Site Supervision

Maintain regular and substantial presence at the KB Central project site.

Conduct regular site inspections and project review meetings.

Monitor site organisation, logistics, safety and housekeeping.

Ensure proper coordination between civil, structural, MEP, façade, interiors, landscaping and finishing activities.

Maintain proper records of important site instructions, decisions and commitments.

Management Reporting

Provide regular and accurate project updates to Avora Group management.

Report on progress, delays, quality, costs, risks and upcoming milestones.

Highlight issues proactively and recommend practical solutions.

Ensure management has a clear and accurate understanding of the project’s status.

Candidate Profile

We are looking for a strong project-execution professional with substantial hands-on construction experience.

The ideal candidate should have:

15–22 years of relevant experience in construction and project execution.

Experience handling large-scale projects.

Experience in commercial, retail, mixed-use, hospitality, institutional or large real-estate developments.

Solid understanding of civil and structural construction, finishing and MEP coordination.

Experience managing and coordinating major contractors and multiple consultants.

Strong knowledge of construction schedules, BOQs, drawings, specifications, quality control and execution methodologies.

Strong site-management and coordination capabilities.

Excellent communication,



reporting and documentation skills.

The ability to independently identify problems and drive them towards resolution.

Commercial awareness and understanding of the impact of delays, variations and poor execution.

The ability to work closely with senior management and provide clear, factual and timely updates.

Qualifications

Bachelor’s degree in Civil Engineering preferred.

Additional qualifications in project management, construction management or business administration will be an advantage.

Strong practical experience and a proven project track record will be given significant importance.

KB Central is Avora Group’s next major commercial development in Greater Noida.

Following Avora Group’s experience with KB Complex and KB Mart, KB Central represents a significantly larger and more ambitious development, envisioned as one of the most premium commercial destinations in Greater Noida and the wider Noida region.

The project involves substantial coordination across civil, structural, MEP, façade, interiors, landscaping, services and multiple specialist agencies.

The General Manager – Projects will play an important role in ensuring that the project is executed with the required quality, discipline, efficiency and attention to detail.

Compensation

₹20–36 LPA, depending on the candidate’s experience, capabilities and suitability for the role.

For an exceptional candidate with highly relevant experience and a strong track record, compensation can be discussed separately.
