Hours: Monday–Friday, 8:00 AM–5:00 PM U.S. Central Time

Position OverviewSeeking an experienced Construction Estimating & Procurement Specialist for our U.S.-based residential development and construction projects.

This is a senior, hands-on role requiring the ability to take ownership of active projects and perform independently from Day 1. The successful candidate must be able to independently read U.S. architectural and structural plans, complete detailed material takeoffs, manage procurement, and implement efficient estimating and procurement systems using technology and AI from Day 1.

ResponsibilitiesEstimating

- Review architectural plans, structural plans, specifications, details, door/window schedules and finish schedules to ensure complete scope coverage.
- Perform detailed material takeoffs from architectural and structural drawings.
- Estimate rough carpentry, including framing lumber, studs, plates, joists, beams, LVLs, headers, trusses, sheathing, blocking, connectors and hardware.
- Estimate finish materials, including finish carpentry, baseboards, casing, trim, cabinets, paint, stair components and millwork.
- Complete building-envelope takeoffs, including roofing, insulation, exterior sheathing, weather barriers, siding/cladding, flashing, exterior trim and sealants.
- Complete detailed takeoffs for all openings, including windows, exterior/interior doors, rough openings, headers and associated materials.
- Prepare detailed cost estimates and budgets using takeoff quantities,



current supplier pricing, subcontractor quotations and historical cost data.
- Identify drawing conflicts, missing information and scope gaps; prepare RFIs and obtain clarification before finalizing estimates or procurement.
- Perform independent quality-control reviews before submission.

Procurement

- Convert approved takeoffs into procurement-ready material lists.
- Source U.S. suppliers and subcontractors, obtain competitive quotations, level bids and negotiate pricing and terms.
- Prepare and manage purchase orders and track materials through delivery.
- Manage long-lead items, backorders, substitutions and procurement schedules.
- Identify cost-saving and value-engineering opportunities.
- Maintain estimate-to-budget and estimate-to-actual cost tracking.
- Maintain organized pricing databases, vendor databases and historical cost information.

Systems & AI

- Develop and implement standardized estimating and procurement workflows, trackers, templates and controls.
- Use AI and automation to improve takeoff review, scope development, quote comparison, vendor analysis, procurement tracking and reporting.
- Proactively recommend and implement technology that improves speed, accuracy and accountability.

Required Qualifications




- 5+ years of relevant construction estimating/procurement experience in US residential construction.
- Demonstrated U.S. residential construction experience.
- Strong estimating experience in rough carpentry, finish carpentry, building envelope, windows and doors.
- Ability to independently interpret U.S. architectural and structural drawings.
- Experience working with U.S. construction suppliers and vendors.
- Proficiency with Excel and construction estimating/takeoff software.
- Demonstrated use of AI tools in construction, estimating, procurement or workflow automation.
- Experience creating or improving systems and processes—not simply following an existing process.
- Strong English communication and ability to work independently with minimal supervision.
- Strong knowledge of U.S. construction terminology, materials, units of measure and residential construction practices.
- Demonstrated ability to produce complete, procurement-ready estimates without extensive supervision or rework.

Selected candidates will complete a practical estimating and procurement assessment and should be prepared during the interview to explain how they would use AI and technology to implement an productive estimating and procurement system at Sunshine Management.

This is currently the company's sole dedicated Estimating & Procurement Specialist position. The successful candidate must be comfortable independently owning the function while coordinating closely with Project Management and Construction.
