Civil, Structural &
- Campus Infrastructure
- Manage and supervise civil, structural and associated infrastructure works across the projects.
- Review structural, architectural, infrastructure and engineering drawings and ensure execution in accordance with approved drawings, specifications, BOQs, method statements and applicable standards.
- Monitor RCC works, masonry, plastering, waterproofing, flooring, roofing, faade works, roads, pathways, drainage, external development and other civil activities.
- Coordinate with structural consultants and contractors to resolve technical and site-related issues.
- Identify discrepancies between drawings, specifications and actual site conditions and ensure timely resolution.
- Monitor construction activities in occupied or operational areas of the project
Architectural &
- Finishing Coordination
- Review architectural drawings, layouts, elevations, sections, schedules, details and finish specifications.
- Coordinate with architects and consultants to ensure design intent, functionality and institutional requirements are properly implemented.
- Review constructability and interdisciplinary coordination before execution.
- Manage architectural works including flooring, ceilings, doors, windows, glazing, faade, joinery, partitions, sanitary finishes, waterproofing and other finishing activities.
- Ensure effective coordination between architectural, structural, electrical, HVAC, plumbing, firefighting, ELV and other building services.
- Coordinate material samples, mock-ups, shop drawings and technical approvals.
- Ensure finishes are of appropriate quality while considering durability, maintainability, lifecycle requirements and suitability for intensive use.
Project Planning, Coordination &
- Execution
- Coordinate with architects, consultants, PMCs, contractors, subcontractors, vendors, procurement teams and other stakeholders.
- Plan and monitor construction activities against approved project schedules and milestones.
- Review short-term and long-term construction programmes and identify delays, dependencies and project risks.
- Ensure timely availability of approved drawings, materials, manpower, work fronts and resources.
- Conduct regular site inspections, progress reviews and coordination meetings.
- Prepare and review progress reports, dashboards, technical submissions, inspection records and project documentation.
- Assist the Project Manager / Project Director in overall project planning, execution, monitoring and reporting.
Quality Assurance &
- Control
- Ensure all works comply with approved specifications, drawings, relevant IS codes, NBC requirements and defined quality standards.
- Inspect workmanship and construction materials at various stages of execution.
- Coordinate inspections, material testing,
field tests and technical approvals with consultants and QA/QC teams.
- Monitor closure of NCRs, observations, defects and punch-list items.
- Ensure proper snagging and quality closure prior to project handover.
- Maintain quality standards appropriate for institutional facilities with particular focus on durability, safety, functionality and ease of maintenance.
Commercial &
- Contractor Management
- Monitor contractor, subcontractor and vendor performance against contractual obligations.
- Review quantities, measurements, work completion and supporting documentation for contractor bills.
- Review BOQs, specifications, drawings and scope documents for completeness and consistency.
- Assist in evaluation of variations, extra items, change requests and associated cost implications.
- Coordinate with procurement and commercial teams for timely procurement of construction materials and specialist packages.
- Support value engineering initiatives without compromising safety, functionality, quality or long-term maintainability.
Safety, Statutory Compliance
- Ensure all construction activities comply with project HSE requirements and approved safety procedures.
Handover &
- Documentation
- Coordinate testing, commissioning, snagging and handover of completed facilities.
- Ensure availability and verification of as-built drawings, warranties, test certificates, equipment documentation and O&M; manuals.
- Monitor closure of defects during the defect-liability period.
