Role Purpose

We are looking for a result-oriented Sales Manager to own the process right from connecting first time on call to the , site-visit-to-booking journey for Little Konkan Farm.

The role requires strong customer handling, consultative selling, objection management, follow-up discipline and the ability to convert genuine prospects into bookings.

This is a frontline sales ownership role, not simply a site-visiting/showing role.

Key Responsibilities

Customer & Site Visit Management

- Handle assigned high-intent prospects/Leads and confirmed site visits.
- Reconfirm every visit in advance and understand customer budget, requirement, decision-makers and buying timeline.
- Conduct professional site visits at Little Konkan Farm, Kolad.
- Understand whether the customer is buying for farming, weekend use, investment, retirement, second home, lifestyle or land banking.
- Present suitable plot options based on size, budget, location, access, terrain and intended use.
- Build customer confidence through transparent and accurate communication.

Sales Conversion

- Convert site visits into defined next steps, booking, token, document review, revisit or commercial discussion.
- Handle objections around distance, road access, agricultural zoning, documentation, title, pricing, water, electricity, maintenance and future potential.
- Identify serious buyers versus low-intent prospects.
- Maintain structured follow-up until closure or a clearly defined outcome.
- Generate referrals and additional opportunities from existing customers.

Coordination & Documentation

- Coordinate booking forms, KYC, payment schedules and documentation with the relevant teams.
- Follow up on customer collections as per committed schedules.
- Coordinate with, marketing, documentation and site teams to ensure a seamless customer journey.




- Escalate pricing, legal, and inventory, transport or customer-service issues promptly.

CRM & Reporting

- Maintain 100% accurate CRM records.
- Update every call, visit, and follow-up and customer outcome on the same working day.
- Maintain a clear next-action date for every active prospect.
- Share daily activity updates and weekly sales forecasts.
- Track individual funnel performance from site visit through booking.

Ideal Candidate

- 3–5 years of experience in real-estate, plotted development, land, farm plots, villas, second homes or high-ticket sales.
- Strong communication and negotiation skills.
- Comfortable conducting sales discussions independently.
- Able to handle customers and family decision-makers confidently.
- Solid follow-up discipline.
- Commercially driven and comfortable with targets.
- Good CRM discipline.
- Willing to travel to Kolad for customer visits.
- Must be comfortable working with customers beyond conventional office hours when required by the sales cycle.

What We Expect We are looking for someone who does not simply show the property.

We want someone who can understand the buyer, build trust, handle objections, create urgency appropriately and close the next step.

The primary measure of success is not the number of customers spoken to - it is the quality of the funnel and the bookings generated from genuine opportunities.

Pay: ₹30,000.00 - ₹45,000.00 per month
