Role Summary

The Vice President – Projects is the single point of accountability for the on-ground execution and operational performance of Silverbill Properties LLP's real estate portfolio, currently anchored by Eden Court (5 towers, 468 units across 3 phases) and extending to all future projects undertaken by the firm. This is the most senior operating role below the Partners — the VP sits at the top of the execution chain, integrating construction, design, procurement, compliance, sales coordination, and vendor management into one accountable function. The Partners set strategy, approve budgets, and take investment decisions; the VP Projects is responsible for translating those decisions into disciplined, on-time, on-quality, on-budget delivery on site.

Key Responsibilities

1. Project Delivery & Construction Oversight

- Own end-to-end execution of Eden Court and all future Silverbill projects — from design handover through construction, finishing, and handover to customers.
- Drive the master construction schedule across all active wings/phases; hold contractors (e.g. TNS Structures), structural consultants, and architects accountable to milestones.
- Chair weekly/fortnightly site review meetings with contractor, architect, structural consultant, and internal purchase/accounts teams; escalate slippages to Partners with a recovery plan, not just a status update.
- Monitor quality of execution against approved drawings and specifications; institute a formal quality-control and snagging process ahead of every handover.
- Own the phase-wise handover calendar and ensure each phase is sequenced without disrupting live sales or occupied wings.

2. Procurement & Vendor Management

- Procurement and vendor selection for all major packages (formwork/aluform, MEP, fire-fighting, RMC/batching supply, finishing contractors) in coordination with the Purchase Manager and Purchase Assistant.
- Negotiate commercial terms, rate escalation clauses, and penalty structures directly with vendors, using multi-project/multi-year leverage (e.g. the 5-tower aluform lifecycle model) as the core negotiating position.
- Own vendor performance management — payment milestones, retention terms,



and dispute resolution — and bring only exceptions or approvals beyond delegated authority to the Partners.
- Ensure every vendor contract is fully documented (LOI/PO, rate basis, escalation formula, jurisdiction) before work commences.

3. Regulatory, Legal & Compliance Oversight

- Maintain full command of the project's approval stack — Environmental Clearance, MahaRERA registration, Construction Permission, sanctioned layout, and Fire NOC — and ensure timely renewals, extensions, and phase-wise RERA filings.
- Proactively flag and manage scope or documentation gaps (e.g. survey number mismatches across EC/RERA/PDA approvals) before they surface in lender or buyer diligence.
- Coordinate with legal counsel (e.g. SNG & Partners) on title, statutory filings, and any construction-linked legal matters.
- Ensure strict RERA compliance on construction-linked collections, quarterly progress disclosures, and use of designated RERA bank accounts.

4. Financial & Budgetary Oversight (Operational)

- Own the operational budget-vs-actuals tracking for construction and procurement spend across all projects, in coordination with the finance/accounts team.
- Prepare and present cost, schedule, and cash-outflow forecasts to the Partners ahead of each spend cycle; all payments and budget approvals beyond delegated limits require Partner sign-off.
- Identify cost overruns or schedule-driven cost escalation early and present mitigation options — this role does not hold independent P&L; or payment sign-off authority.
- Work with the Accounts Manager to ensure vendor bills, retention releases, and advances are processed against agreed milestones and contract terms.

5. Sales & Customer Interface Coordination

- Coordinate with the sales function to ensure construction progress, unit readiness, and handover timelines are accurately reflected in customer communication and the sales chart.
- Support resolution of construction-linked customer escalations (delays, quality/snag issues, possession readiness).
- Ensure show-flat, sample units, and marketing collateral (renders, wall charts) stay aligned with actual design and specification changes.

6. New Project Development

- Act as the Partners' operating lead on recent land parcels or projects — leading technical due diligence, feasibility inputs, and approval-stack planning before launch.
- Build out the execution team, contractor panel, and vendor base required for each new project,



replicating the governance model established at Eden Court.
- Provide the Partners with go/no-go operational assessments (approvals, cost basis, contractor availability, timeline) on prospective projects.

7. Team Leadership & Governance

- Lead and develop the site and project team — Purchase Manager, Purchase Assistant, Accounts Manager, Accounts Assistant, and any site engineering/execution staff.
- Set the operating cadence (reporting formats, review meetings, escalation paths) across all projects so the Partners get consistent, comparable visibility into every project in the portfolio.
- Represent Silverbill Properties LLP with external stakeholders — lenders, government authorities, consultants — on all execution-related matters.

Decision Rights & Authority

This role carries full operational and execution oversight across all projects — schedule, quality, vendor selection, procurement negotiation, compliance, and team management. Financial commitments (payments, contract sign-off beyond negotiated terms, budget reallocation) require Partner approval; the VP Projects is expected to bring the Partners well-structured, decision-ready recommendations rather than raw problems.

Candidate Profile

Qualifications

- B.E./B.Tech in Civil Engineering (or equivalent) is recommended; or PG in Construction/Project Management is an advantage.

Experience

- 10–15 years in residential real estate development or large-format construction project management.
- Demonstrated track record of having delivered multi-tower / multi-phase residential projects end-to-end — ideally 200+ unit developments.
- Prior experience managing contractors, MEP/aluform/RMC vendors, and coordinating with architects and structural consultants at a senior level.
- Working knowledge of RERA, environmental clearance, and construction-permission regulatory frameworks (Maharashtra/DNH region experience preferred).

Skills & Competencies

- Strong commercial negotiation ability with vendors and contractors.
- Structured, data-driven reporting style — comfortable presenting schedule, cost, and risk to Partners in a decision-ready format.
- High ownership and on-ground presence; comfortable being based full-time at the project site.
- Ability to build and lead a multi-disciplinary team (purchase, accounts, site execution) across multiple concurrent projects.
- Sound judgment on regulatory/compliance risk, with a proactive rather than reactive approach to disclosure.

Compensation

₹40–50 Lakhs per annum (CTC), structured per experience and negotiation — fixed plus performance-linked component, to be finalized with the Partners.

Pay: ₹375,000.00 - ₹425,000.00 per month
