About the Role

We are looking for an experienced and result-oriented Property Acquisition Manager to identify, evaluate, and onboard suitable villas, holiday homes, and properties for our hospitality/vacation rental portfolio.

The ideal candidate should have robust real estate networking, negotiation, market knowledge, and business development skills, with the ability to identify properties that meet our location, quality, and commercial requirements.

Key Responsibilities

- Identify and source suitable villas, bungalows, holiday homes, and premium properties for acquisition/onboarding.
- Develop and maintain a strong network of property owners, brokers, real estate agents, and local contacts.
- Conduct market research to identify high-potential properties and locations.
- Contact property owners and explain the company's property management/rental model.
- Conduct property visits and assess the property's condition, location, amenities, accessibility, and commercial potential.
- Evaluate properties based on location, size, facilities, rental potential, guest demand, and expected ROI.
- Negotiate commercial terms, rental agreements, revenue-sharing arrangements, and other contractual terms with property owners.
- Prepare property proposals and coordinate with management for final approval.
- Manage the complete property onboarding process from initial lead generation to agreement signing and handover.
- Coordinate with legal, operations, finance, and property management teams during onboarding.
- Maintain a database/pipeline of prospective properties and provide regular acquisition reports.
- Track competitor properties, market pricing, occupancy trends, and local hospitality developments.




- Build long-term relationships with property owners to generate repeat referrals and additional property leads.
- Achieve monthly/quarterly property acquisition targets.

Candidate Requirements

- Graduate in any discipline; MBA/PGDM in Sales, Marketing, Real Estate, or Business Development is an advantage.
- 3–6 years of experience in property acquisition, real estate, business development, hospitality, vacation rentals, or a similar field.
- Experience in villa, Airbnb, holiday-home, resort, or property management businesses will be preferred.
- Strong knowledge of the Alibag and surrounding Maharashtra property market will be an advantage.
- Excellent communication, negotiation, and relationship-management skills.
- Strong networking and lead-generation capabilities.
- Good understanding of property evaluation and commercial negotiations.
- Willingness to travel locally for property visits and owner meetings.
- Should be target-oriented, proactive, and capable of working independently.
- Good working knowledge of MS Excel, Google Sheets, WhatsApp, and basic CRM tools.

Ideal Candidate

The ideal candidate should be a well-networked, confident, and commercially driven professional who can independently identify property opportunities, build relationships with owners, negotiate attractive terms, and successfully onboard high-quality villas and holiday homes into the portfolio.

Pay: ₹60,000.00 - ₹100,000.00 per year
