We want a civil engineer who started on the developer or contractor side, carried a site, then moved into technical due diligence or independent engineer work. Depth first, structure second. A site tells you what it will cost long before a contractor does.
ABOUT VANTROCK
Vantrock is an independent real assets platform. Real assets only. We start where we know the ground: logistics, warehousing and industrial parks, across the full chain - first mile, last mile, city-centre, dark-store and self-storage, and logistics-anchored mixed-use. From there, in sequence and only as each is delivered: industrial plots; suburban campuses, GCC and back-office space; strata offices; and, in parallel, data centres and senior living.
The platform was founded by Anshul Singhal, Founder & CEO, who has built every platform he led as if it were his own - three times over, on other people's capital. This is the fourth build, on his own. Across his career that record runs to 52 million sq ft delivered, 32 million as developer and 20 million as contractor, over 2,000 acres acquired and all of them litigation-free, and more than 200 buildings. Delivered across the founder's three prior platforms. The board is chaired by Shailesh V. Haribhakti. The platform runs on Vantrock Intelligence, its own AI-native operating layer.
WHY THIS ROLE EXISTS
Read a site badly at diligence and the error is baked into the underwriting for the life of the asset. Read it well and the deal either improves or dies early, the cheapest outcome available. The same skill, pointed at a contractor's programme, tells you whether the date on it is real.
Vantrock currently buys both judgements from consultants, one assignment at a time, with nobody inside who can mark their work. The pipeline is 10 million sq ft and ground breaks on the first 2 million in January 2027. From that point the platform is running acquisitions and construction at once, and whoever can walk a site in the morning and take apart a Primavera file in the afternoon becomes the most useful person in the room.
WHAT YOU WILL OWN
- Technical pre-diligence on every site under consideration - ground, levels, access, power, drainage, existing structures, and every physical constraint that changes what can be built there. Your output goes into the underwriting as a technical view with the assumptions stated.
- The buildability and cost-shape read. Not a BOQ, a judgement: what makes this site expensive, and where the foundation cost goes.
- Drawing review at concept stage, against what actually builds, before it is a tender.
- Programme review and claims. Take apart the contractor's and the PMC's programmes and report what is real. Assess extension-of-time claims on merit.
- Technical validation on site: running bills, measurement, quality and progress against the drawings, with the record captured into Vantrock Intelligence.
- Command of technical partners: geotechnical agencies, surveyors, TDD firms, inspection agencies, PMCs. You never take a report on trust because it came on letterhead.
THE CAREER SHAPE, AND THIS ONE IS NOT NEGOTIABLE
We are looking for a specific arc, in a specific order. You started on the developer's or the contractor's side. You carried responsibility on a site, and you know what a delay costs because you have been the person who had to explain it.
Then you moved into technical due diligence, lender's independent engineer, technical audit or advisory work, where you learned to structure a problem, write for an executive, and hold more than one project in your head at a time.
The order matters more than either half. Someone who has only ever consulted can build a governance framework nobody on the ground respects, because it asks for things a site cannot give. Someone who has only ever been on site can hold a project but not a portfolio. We want depth first and structure second, and we want both.
Bring the first half in detail. We will ask which sites, what your scope was, what the ground turned out to be and what it cost to deal with.
QUALIFICATION
- A full-time B.E. or B.Tech in Civil Engineering. This one is not negotiable and no other discipline substitutes.
- A postgraduate qualification is a strong plus rather than a requirement: NICMAR (ACM, APM or the QSCM diploma), RICS School of Built Environment, an IIT or NIT M.Tech in structural, geotechnical or construction engineering, and NMIMS MBA (Tech.) Civil Engineering with Operations Management. An MBA in Finance, a CFA or CA is an added advantage.
TECHNICAL GROUNDING - ESSENTIAL
This is the part of the seat that cannot be learned on the job here, so we will test it directly, on a real drawing set.
- Ground and land form. Borelogs, SPT data, protected bearing capacity, settlement, water table, ground-improvement options. Contours, cut and fill, approach gradients, and survey output read rather than taken on trust. You know what to specify to a geotechnical agency before they mobilise.
- Codes and authorities. IS 456, 800, 875 and 1893, the National Building Code, and the authority rules that bind a site - MIDC, HSIIDC, KIADB.
- Warehousing and industrial specifics. Pre-engineered buildings, portal frames, crane gantries, floor loading and flatness to the occupier's standard, and what an insurer's engineering requirements do to a design.
- Services and cost. HT power, sanctioned load, distance to substation, water, sewage treatment, storm water outfall. BOQ, rate analysis, running account bills, variations, escalation, retention, defect liability. You can look at a rate and say whether it is real.
- Programme and drawings. Primavera P6 or MS Project at critical-path, float and resource-loading level, and extension-of-time claims assessed on merit - essential in this seat, because reading a programme against physical reality is the job. GFC review, structural and services coordination, BIM clash detection at a level where you know what the model hides.
- Writing. A TDD report a lender's or an investment committee can act on, plus advanced Excel and PowerPoint.
- Platforms. MS Project at working level, plus SAP, Primavera P6 or Project Online.
RELEVANT EXPERIENCE
- 8 to 12 years, the majority of it on or around sites rather than in a design office.
- At least three years on technical due diligence, independent engineer, technical audit or project monitoring work.
Not delivery with a diligence assignment attached once.
- Sites assessed across greenfield land and built assets both. Assessing only completed buildings is half the seat.
- One constraint you found that nobody else had, and what it changed. This is the question the whole interview turns on.
WHAT THIS ROLE IS NOT
- Not delivery or EPC, and not design. Execution is owned elsewhere and that seat is filled; you review what is proposed, you do not draw it.
- Not the deal, and not portfolio governance. Investments owns underwriting; the register sits with the EPMO Lead. You supply the technical view into both, even when it kills the deal.
HOW YOU WILL WORK
Deliberately small, no departments. Survey, soil investigation, third-party inspection and measurement all go to specialist agencies. What stays inside is the judgement about whether their work is any positive. Expect to be on site most weeks, and expect your written view to be read by the founder, the investment committee and, in time, by lenders.
THE WORK IS YOURS TO DO
We are not building an army. You do the work rather than receive, route and report on it. The coordination, inside the platform and outside it with consultants, agencies, lenders and authorities, is done by you in person, on the phone and on site. You run your own tech stack rather than specifying it for someone else. Seniority changes what you are accountable for, not whether you roll up your sleeves.
CULTURAL FIT
We're building Vantrock over a decade, not a funding cycle. We're looking for people who treat technology as the default answer rather than a supplement, who want to be co-builders of the platform rather than employees executing instructions, and who are comfortable saying I don't know and I was wrong. If you want a defined role with defined edges, this isn't the right seat. If you want to help build an institution from zero, it might be.
Two requirements stand behind that and apply to every seat here. AI proficiency: every candidate takes the Vantrock AI Proficiency Test, supervised, regardless of seniority. Partner command: consultants, contractors, auditors, valuers, law firms and system vendors do a great deal of Vantrock's work, and everyone here is expected to command that work rather than defer to it.
COMPENSATION
Benchmarked against the upper quartile for the role and market, weighted toward equity, with performance-linked incentives and ESOPs. We discuss numbers in the first conversation rather than anchoring either side prematurely.

An AI interview, reviewed before your CV. The AI Proficiency Test. A site round: a real site, or a real drawing set and soil report, and you tell us what you see. That round decides it. Two references. Five working days to hear back, and every conversation is confidential.
