KEY RESPONSIBILITIES:

Property Due Diligence
o Vet and approve the LOI and other related property documents – Ascertaining title deed etc.
o Conduct due diligence on potential property transactions to assess legal risks and compliance.
o Review and negotiate commercial lease agreements, ensuring favorable terms for the company.
o Execute the documents, ensure appropriate fees and stamp duty have been paid on time and the documents are uploaded in the database.
o Intimate the concerned departments as soon as the legal contract is executed to initiate further processes.
o Follow up for rent and deposit requisition and coordinate with the Accounts team for timely disbursal.

Commercial Agreements
o General commercial contracts: Draft,



review and approve general commercial contracts pertaining to other departments as and when required.
o Negotiate with the other party for most favorable terms in the agreements.
o Manage correspondences and legal notices for recovery.
Renewal of Agreements
o Handle lease renewals, extensions, and terminations as needed.
o Ensure renewal trackers are up to date and review periodically.
o Ensure that BD teams are informed well in advance and renewal terms are re-negotiated and finalize commercials on time.
o Ensure that termination notices are sent on time in case of store closures and recovery of deposits is done timely.
