We are in search of the right resource for a Real Estate and Expansion Manager to be associated with a known QSR based out in Mumbai.

Role: Real Estate and Expansion Manager

Location: Mumbai

Role Overview

We are looking for a high-ownership Real Estate and Expansion Manager to lead the outlet expansion journey end to end. This role will be responsible for building a fast, high-quality property pipeline, identifying the right catchments and sites, driving commercial negotiations, and ensuring smooth closure and handover of properties for launch. This is not a passive scouting role.

This role sits at the heart of growth and requires strong commercial judgment, hustle, relationship-building, and execution discipline.

Key Responsibilities

- Build and manage a strong pipeline of properties across priority micro-markets and target clusters.
- Identify high-potential catchments based on footfall, demand drivers, consumer profile, visibility, competition, and strategic fit.
- Develop relationships with brokers, landlords, developers, property managers, and channel partners to ensure a steady flow of relevant opportunities.
- Evaluate sites through the lens of sales potential, rent-to-revenue ratio, frontage, access, visibility, competition, and operating practicality.
- Build site-level business cases and viability assessments in partnership with internal teams.
- Lead commercial negotiations on rent, lock-in,



fit-out terms, deposit, escalation, CAM charges, and commercial protections.
- Own the journey from site identification to signed LOI and agreement, while maintaining speed and closure discipline across the funnel.
- Work closely with design, projects, legal, finance, and operations teams to ensure smooth handover and launch readiness.
- Maintain solid market intelligence on high streets, business parks, malls, transport hubs, hospitals, campuses, and emerging developments.

What We Are Looking For

- Relevant experience in retail real estate, expansion, leasing, business development, or allied roles.
- Strong understanding of Mumbai real estate and key micro-markets.
- Proven ability to source, evaluate, negotiate, and close commercial properties.
- Strong commercial thinking and comfort with rent, revenue, and unit economics.
- Ability to move fast, manage multiple deals in parallel, and maintain sharp follow-through.
- Strong relationship-building skills and a high bias for field execution.
