About the Role

Atlantaa Limited is seeking an experienced and result-oriented Project Manager to lead and manage the execution of its Borivali East Project in Mumbai.

The Project Manager will be responsible for the overall planning, coordination, execution, monitoring, and successful completion of the project within the approved timeline, budget, quality standards, and safety requirements. The role requires strong leadership, technical knowledge, project management capabilities, and the ability to coordinate effectively with consultants, contractors, vendors, statutory authorities, and internal stakeholders.

Key Responsibilities1. Project Planning & Execution

- Take overall responsibility for the day-to-day management and execution of the project.
- Develop and monitor detailed project execution plans, schedules, milestones, and targets.
- Ensure project activities are executed in accordance with approved drawings, specifications, contracts, and project requirements.
- Monitor progress against the baseline schedule and implement corrective measures wherever required.
- Identify potential delays, constraints, and project risks and take proactive action to mitigate them.

1. Construction & Technical Coordination

- Supervise and coordinate construction activities across all disciplines.
- Coordinate with architects, structural consultants, MEP consultants, PMC, contractors, subcontractors, and vendors.
- Review drawings, technical specifications, BOQs, work programs, method statements, and material requirements.
- Ensure proper sequencing and coordination of civil, structural, architectural, MEP, finishing, and external development works.
- Resolve technical and site-related issues in coordination with the relevant consultants and stakeholders.

1. Contractor & Vendor Management

- Manage and coordinate contractors, subcontractors, suppliers, and service providers.
- Monitor contractor performance, productivity, manpower deployment, and resource utilization.
- Ensure contractors adhere to agreed timelines, quality standards, specifications, and contractual obligations.
- Review work progress, measurements, bills, variations, and claims in coordination with the commercial team.
- Drive timely mobilization and deployment of manpower, machinery, materials, and other resources.

1. Cost & Commercial Management

- Monitor project expenditure against the approved budget.
- Work closely with the commercial and procurement teams to control project costs.




- Review and control variations, additional works, and potential cost implications.
- Ensure effective utilization of resources and minimize wastage.
- Support procurement planning and ensure timely availability of critical materials and services.

1. Quality Management

- Ensure construction work complies with approved drawings, specifications, quality standards, and applicable codes.
- Establish and monitor quality control procedures at the project site.
- Coordinate inspections, testing, approvals, and rectification of defects.
- Ensure proper documentation of quality records, inspection reports, test reports, and approvals.
- Drive a quality-focused culture across contractors and project teams.

1. Health, Safety & Environment

- Ensure strict compliance with project HSE policies and applicable statutory requirements.
- Monitor site safety practices and ensure corrective actions are implemented promptly.
- Coordinate with the safety team to conduct regular inspections, toolbox meetings, and safety audits.
- Ensure appropriate permits, PPE, safe work practices, and emergency procedures are followed.

1. Stakeholder & Authority Coordination

- Coordinate effectively with internal management, consultants, contractors, vendors, and other stakeholders.
- Liaise with relevant government/statutory authorities wherever required.
- Ensure necessary approvals, permissions, inspections, and compliances are obtained in a timely manner.
- Represent the company in project review meetings and coordination meetings.

1. Project Monitoring & Reporting

- Conduct regular project review meetings and site progress meetings.
- Prepare and submit periodic project status reports to senior management.
- Track key project KPIs including schedule, cost, quality, safety, procurement, and construction progress.
- Maintain updated project schedules, risk registers, action trackers, and project documentation.
- Escalate critical issues and delays to senior management with recommended solutions.

1. Team Leadership

- Lead and manage the project execution team effectively.
- Allocate responsibilities and establish clear performance expectations.
- Monitor team performance and promote accountability.




- Coordinate across departments to ensure smooth project execution.
- Mentor and develop project team members.

Key Skills & Competencies
- Strong knowledge of construction project management and site execution.
- Excellent planning, scheduling, coordination, and problem-solving skills.
- Strong understanding of civil, structural, architectural, and MEP works.
- Ability to manage multiple contractors and stakeholders simultaneously.
- Strong leadership and team management capabilities.
- Good understanding of project contracts, BOQs, billing, variations, and cost control.
- Strong communication and negotiation skills.
- Ability to work under pressure and meet strict project deadlines.
- Strong knowledge of quality, safety, and statutory compliance requirements.
- Proficiency in MS Project / Primavera P6, MS Excel, AutoCAD, and other relevant project management tools is preferred.

Qualification
- Bachelor's Degree in Civil Engineering or a related engineering discipline.
- A Postgraduate qualification in Construction Management / Project Management will be an added advantage.

Experience
- 10–15+ years of relevant experience in construction/project management, preferably in large-scale real estate, residential, commercial, infrastructure, or mixed-use projects.
- Candidates with strong experience in managing projects from planning through execution, finishing, testing, commissioning, and handover will be preferred.
- Experience managing multiple contractors, consultants, and project stakeholders is essential.
