Architect / Project Manager THE OPPORTUNITY

We're recruiting an Architect Project Manager to lead design coordination and oversee all architectural consultants across our real estate development project. You'll be the central orchestrator ensuring architectural vision, structural integrity, MEP systems, landscaping, and regulatory compliance align perfectly. This role demands someone with architectural knowledge who can manage multiple consultant teams, coordinate complex design workflows, ensure on-time delivery, and navigate municipal approval processes.

You'll own both design coordination and project management—bridging technical design expertise with execution accountability.

KEY RESPONSIBILITIES

- Manage and coordinate all design consultants: Architect, Structural Engineer, MEP Engineer, MEP Consultant, Landscaping Consultant, and allied specialists
- Lead design coordination meetings; identify clashes, conflicts, and inconsistencies across all architectural and technical drawings
- Develop, maintain, and update coordinated architectural & design drawings (AutoCAD, BIM models); ensure all consultant submissions align with project requirements
- Manage BIM coordination workflow; conduct clash detection analysis and prepare resolution reports for architects and engineers
- Ensure all designs comply with municipal bylaws, building codes, fire safety regulations, and local authority requirements (KMC, KMDA, BMC guidelines)
- Coordinate with municipal corporations and regulatory bodies for design approvals, NOCs, and compliance documentation
- Manage project timelines for design submissions; track consultant deliverables against schedule; escalate delays proactively




- Prepare design coordination reports, drawing schedules, revision matrices, and consultant performance documentation
- Manage design changes and variations; communicate modifications to all stakeholders; update master drawings and documentation
- Interface with site execution teams to communicate design intent, resolve field design issues, and validate construction compliance
- Maintain comprehensive design documentation and maintain version control across all drawings and consultant submissions

IDEAL CANDIDATE PROFILE ✓ 5-7 years of professional experience in architecture, design coordination, or site architectural roles in real estate/construction projects

✓ Proven experience coordinating multiple design consultants simultaneously (Architects, Structural Engineers, MEP Engineers, Landscaping Consultants)

✓ Expert-level proficiency in AutoCAD (2D & 3D); extensive hands-on experience in detailed architectural drawing preparation and coordination

✓ Strong BIM expertise: working knowledge of Revit, Navisworks, or similar BIM platforms for coordination and clash detection

✓ Extensive knowledge of local building bylaws, municipal codes, fire safety regulations, and architectural standards (Kolkata/KMC experience mandatory)

✓ Understanding of architectural design principles, structural systems, and MEP requirements; able to evaluate design quality and technical feasibility

✓ Project management capability: ability to manage timelines,



track consultant deliverables, and escalate issues

✓ Strong communication skills: comfortable presenting design coordination issues and resolutions to architects, engineers, and management

✓ Detail-oriented with exceptional documentation, version control, and organizational skills

TECHNICAL SKILLS REQUIRED

PREFERRED

- Bachelor's degree in Architecture or Civil Engineering
- Knowledge of municipal approval processes and regulatory submissions in Kolkata/West Bengal
- Experience with sustainability standards (GRIHA, IGBC) or green building coordination
- Familiarity with cost estimation, BOQ preparation, or project budgeting
