Location: Kalkaji, Delhi, India

Reports to: CEO/ General Manager/Board of Directors

Timings 8.5 Hours (Between 1PM 11PM)

Working days 5.5 Days (Monday Friday + any 2 Saturdays in a month)

Overview:

The Squa.re (Modern Growth Technologies Pvt. Ltd.), providing shared services for leading global corporate

travel and travel tech marketplaces is seeking an experienced Assistant General Manager

This is a critical leadership role responsible for overseeing UK property accounting operations across a

portfolio of properties, serviced apartments, and hospitality assets.

Key Responsibilities

1. Property Portfolio Management

- Oversee the end-to-end management and financial performance of a portfolio of UK properties/hospitality assets.

• Work closely with property managers and operational teams to ensure smooth and profitable property operations.

• Monitor property-wise performance, occupancy, revenue, operating costs and profitability.

• Identify underperforming properties and develop corrective action plans.

• Support business decisions relating to new property acquisitions, portfolio optimization and exit of

non-profitable properties.

• Ensure effective integration and financial setup of newly acquired properties.

2. Revenue Growth &Profitability;

• Partner with property and business teams to identify opportunities for revenue growth and margin improvement.

• Monitor property-level revenue performance and key commercial metrics.

• Identify opportunities to improve occupancy, pricing, utilization and other revenue streams.

• Analyze property profitability and recommend commercially viable actions.





• Drive initiatives to improve overall portfolio EBITDA/profitability.

3. Cost Control & Optimization

• Take ownership of property-level cost control and cost optimization.

• Monitor operating expenses against budgets and identify areas of cost leakage.

• Review vendor costs, contracts, service charges and other property-related expenses.

• Drive commercial negotiations and identify opportunities for savings without compromising service quality.

• Conduct regular budget vs. actual variance analysis and ensure corrective actions are implemented.

• Establish effective financial and operational controls across the portfolio.

4. Working Capital & Cash Flow Management

• Oversee working capital management across the property portfolio.

• Monitor collections, payables, deposits, outstanding receivables and cash requirements.

• Improve cash conversion and ensure efficient utilization of working capital.

• Oversee cash-flow forecasting and liquidity requirements.

• Work with property and finance teams to minimize working capital blockages.

5. Financial Reporting & Property P&L;

• Prepare and review property-wise P&L; for quarterly management review.

• Review monthly, quarterly and annual financial performance of individual properties and the overall

portfolio.

• Analyze revenue, operating costs, margins, EBITDA and cash flows.





• Provide management with actionable financial and commercial insights.

• Support preparation of budgets, forecasts and long-term financial plans.

6. Portfolio Accounting & Financial Controls

• Oversee property-related accounting activities, including:

- Rent rolls
- Security deposits
- Fee splitting
- Expense recharges
- Inter-property transactions
- Property-level expenses

• Ensure appropriate accounting controls and compliance with applicable UK regulations.

• Work with the accounting team to ensure accurate and timely financial reporting.

7. Team Leadership

• Lead, manage and mentor the property/finance team.

• Set clear objectives and ensure timely delivery of portfolio reporting and operational requirements.

• Act as a senior escalation point for property, financial and commercial matters.

• Build a strong performance-oriented team culture.

8. UK Stakeholder Management

• Work closely with London-based management, property managers, business teams and other

stakeholders.

• Build strong relationships with UK stakeholders and provide transparent commercial and financial insights.

• Demonstrate excellent verbal and written communication skills and confidence in senior-level discussions.

• Represent the India-based team effectively when dealing with London stakeholders.

9. Compliance & Governance

• Ensure compliance with applicable UK accounting, property and regulatory requirements.

• Coordinate with auditors, advisors and government authorities wherever required.

• Ensure appropriate governance, documentation and internal controls across the property portfolio.
