Key Role & Responsibility Key Responsibilities 1.

Strategic

Planning & Design Leadership - Lead coordination with MEP consultants for Electrical, Plumbing, Fire Fighting, STP/WTP, Solar, ELV, and HVAC systems.

- Review and finalize concept and detailed MEP designs.
- Ensure compliance with National Building Code of India (NBC) and local authority regulations.
- Drive value engineering and cost optimization at design stage.
- Ensure services integration with Architecture and Structure to avoid clashes.
- High-Rise Residential Project Execution - Oversee execution of:
- HT/LT systems, transformers, DG backup systems
- Fire hydrant, sprinkler & fire alarm systems
- Water supply, drainage & pressure boosting systems
- STP/WTP installations
- Vertical risers & shaft management
- Elevators coordination
- Lead testing & commissioning protocols.
- Coordinate with Fire Department, Electrical Inspectorate, and other authorities for approvals. 3.

Plotted Development

Infrastructure - Lead external infrastructure planning and execution:

- Underground electrical networks
- Street lighting systems
- Water distribution networks
- Sewage & stormwater systems
- Centralized STP & water management
- Coordinate with utility agencies for power and water connections.
- Ensure readiness for handover and statutory clearances.
- Budgeting & Cost Control - Prepare project-level MEP budgets.
- Review BOQs, specifications,



and tender documents.
- Finalize vendors and contractors in coordination with procurement.
- Monitor cost deviations and implement corrective measures.
- Vendor & Team Management - Lead and mentor site MEP engineers.
- Monitor subcontractor performance and quality standards.
- Conduct periodic review meetings with consultants and contractors.
- Ensure adherence to safety protocols.
- Compliance & Documentation - Ensure approvals from:
- Fire Authority
- Electrical Inspectorate
- Pollution Control Board (for STP systems)
- Maintain documentation including as-built drawings, commissioning reports, and O&M; manuals.
- Ensure smooth transition to Facility Management team. Qualification & Experience - B.E / B.Tech in Electrical or Mechanical Engineering
- 10–18 years of experience in Residential Real Estate
- Mandatory:
- Experience in High-Rise Apartments (G+12 and above preferred)
- Experience in large-scale plotted development infrastructure
- Experience working with Developer firms (preferred over contracting-only background) Key Competencies - Solid technical expertise in residential MEP systems
