About the Role

We are looking for a skilled and experienced Multi-Skilled Technician (MST) to join the engineering and facility management team at our IT Park in Mumbai Andheri East.

The technician will be responsible for the day-to-day operation, preventive maintenance, troubleshooting and repair of building MEP and facility systems.

The ideal candidate should be hands-on and capable of independently handling routine electrical, HVAC/AC, plumbing and general building maintenance issues, while coordinating with specialist vendors for complex systems.

The role requires a strong troubleshooting mindset, quick response to breakdowns and excellent preventive maintenance discipline.

Key Responsibilities1. Electrical Maintenance

- Carry out routine inspection and maintenance of electrical systems.
- Troubleshoot electrical faults, lighting issues, MCB/MCCB trips and power-related problems.
- Conduct regular inspection of electrical rooms and panels.
- Identify overheating, loose connections and other potential electrical hazards.
- Ensure electrical systems are maintained safely and efficiently.
- Escalate major electrical faults to the Facility Manager / specialist vendor.

2. HVAC / Air-Conditioning

- Carry out routine inspection and basic maintenance of AC and HVAC systems.
- Troubleshoot common AC-related issues.
- Coordinate with HVAC AMC vendors for major breakdowns and servicing.
- Monitor HVAC complaints and ensure timely closure.
- Maintain preventive maintenance records.

3. Plumbing & Water Systems

- Attend routine plumbing complaints and breakdowns.
- Handle basic repairs of:
- Water supply lines
- Drainage lines
- Valves
- Pumps
- Flush systems
- Taps and sanitary fittings
- Monitor water tanks, pumps and associated systems.
- Identify water leakage and take immediate corrective action.
- Coordinate with plumbing contractors for major issues.

4. Building & General Maintenance

Handle basic maintenance related to:

- Doors and locks
- Ceiling and wall issues
- Flooring
- Fixtures and fittings
- Carpentry-related repairs
- Minor civil work
- Furniture and building hardware
- General facility-related breakdowns

5. Preventive Maintenance

- Follow the building's preventive maintenance schedule.
- Conduct regular inspections of critical equipment and building systems.
- Maintain equipment checklists and maintenance logs.
- Identify potential failures before they become breakdowns.




- Report abnormal equipment conditions immediately.
- Ensure all preventive maintenance activities are completed within scheduled timelines.

6. Breakdown & Emergency Response

- Respond quickly to maintenance complaints and emergency breakdowns.
- Diagnose the problem and attempt first-level resolution independently.
- Minimise downtime and disruption to tenants.
- Escalate critical issues immediately to the Facility Manager.
- Coordinate with external vendors during major breakdowns.
- Maintain proper records of breakdowns, root causes and corrective actions.

7. Fire & Life Safety Systems

The candidate should have basic knowledge of building fire and life-safety systems.

Responsibilities include:

- Routine visual inspection of fire equipment.
- Checking fire pumps and related equipment.
- Identifying abnormalities in fire alarm systems.
- Coordinating with fire-system AMC vendors.
- Supporting fire drills and emergency preparedness.
- Immediately reporting any fire/life-safety system fault.

Knowledge of fire alarm, sprinkler, hydrant and fire pump systems will be an advantage.

8. Vendor & AMC Coordination

- Coordinate with AMC/service vendors for specialist maintenance.
- Ensure vendors attend breakdowns within agreed timelines.
- Verify that scheduled maintenance has been completed.
- Maintain AMC/service records.
- Escalate delays or poor-quality work to the Facility Manager.
- Assist in checking basic work completion before vendor bills are processed.

9. Tenant Complaint Management

- Attend tenant maintenance complaints promptly.
- Diagnose and resolve complaints wherever possible.
- Coordinate with specialist vendors for issues outside the technician's scope.
- Maintain complaint/closure records.
- Ensure good communication and professional behaviour with tenants.

11. Documentation & Reporting

Maintain:

- Daily maintenance log
- Breakdown register
- Preventive maintenance checklist
- Equipment inspection reports
- Tenant complaint register
- AMC service records
- Spare-parts consumption




- Electrical readings
- DG/UPS-related records
- Water/pump maintenance records

Candidate RequirementsMandatory

- ITI / Diploma in Electrical, Mechanical or related technical field.
- 4–7 years of relevant experience in building maintenance / facility management.
- Strong practical electrical troubleshooting skills.
- Positive knowledge of AC/HVAC maintenance.
- Basic plumbing and building maintenance knowledge.
- Ability to independently diagnose and resolve routine breakdowns.
- Experience working in commercial buildings, IT parks, malls, hotels, hospitals or large residential/commercial complexes preferred.
- Willingness to work in shifts / rotational schedules if required.

Preferred

Compensation

₹20,000 – ₹30,000 per month, depending on experience and technical capability.

Exceptional candidates with strong hands-on experience across electrical, HVAC and plumbing may be considered at the higher end of the range.

PF / ESIC / other statutory benefits as applicable.

Important Hiring Note

We are not looking for a technician who is only an electrician or AC technician.

The preferred candidate should genuinely be multi-skilled, with practical working knowledge of at least:

Electrical + HVAC/AC + Plumbing + General Building Maintenance

Candidates who can additionally handle or understand BMS, DG, UPS, fire-fighting systems, pumps and commercial building MEP systems will be given preference.

The candidate should be capable of diagnosing a problem himself, resolving first-level issues and knowing when specialist vendor intervention is required.

Pay: ₹20,000.00 - ₹30,000.00 per month
