About the role: -

We are looking for an experienced Senior Manager Design Management to lead,

coordinate, and deliver high-quality design outcomes across our luxury residential projects.

The ideal candidate will have a strong architectural foundation, hands-on experience in apartment or villa design, and the ability to manage multiple consultants and stakeholders seamlessly.

This is a work-from-office role based in Indiranagar, Bengaluru, with visits to project sites in

North Bangalore.

Key Responsibilities

Design Coordination & Reviews

- Lead and coordinate multidisciplinary design teams to ensure seamless integration

across architecture, structure, services, and landscape.
- Drive regular design review meetings to evaluate progress, address design

challenges, and uphold quality standards.
- Maintain oversight of design deliverables, ensuring all submissions meet project

requirements and align with design intent.
- Facilitate collaboration among consultants to resolve cross-disciplinary issues and

maintain design coherence.
- Ensure that all design outputs adhere to project timelines, technical accuracy, and

brand design principles. GFC & Documentation Management

- Oversee the preparation, review, and release of Good for Construction (GFC)

drawings and related documentation.
- Ensure documentation accuracy, consistency, and version control across all design

stages.
- Collaborate closely with site and project teams to ensure timely availability of

approved design documents.
- Conduct periodic audits and reviews to confirm design implementation aligns with

approved drawings.
- Establish structured processes for document management, ensuring traceability





and easy access to current information. Site Support & Query Management

- Serve as the primary interface between design and execution teams, ensuring

design intent is maintained in office. Manage and coordinate consultant responses to site queries, RFIs, and design change requests.
- Conduct site visits at key project milestones to assess design adherence and quality

of execution.
- Provide proactive solutions to design-related challenges encountered during

construction.
- Promote clear communication between the site, consultants, and internal

stakeholders for efficient issue resolution. Regulatory Compliance & Approvals

- Coordinate the submission and follow-up of design documents for all statutory

approvals and NOCs.
- Ensure that design documentation complies with all regulatory, sustainability, and

project-specific requirements.
- Maintain accurate records of approvals, revisions, and correspondence for audit

and reference.
- Oversee the preparation and submission of as-built drawings post-completion in

alignment with project closeout processes.
- Foster compliance awareness among design teams and consultants through

consistent communication and guidance. Reporting & Risk Management

- Provide regular updates to leadership on design progress, coordination status, and

potential risks.




- Identify design-related risks early and work collaboratively with stakeholders to

develop mitigation strategies.
- Maintain transparent reporting systems to track consultant performance, design

deliverables, and issue closures.
- Facilitate post-project design reviews to capture learnings and strengthen future

design management processes.
- Promote a culture of accountability, precision, and continuous improvement within

the design management function. Experience & Background

- 10-12+ years of experience in Architecture, with a strong focus on apartment

projects and individual homes/villas.
- Prior experience in a builder or developer organization in a similar design

management capacity is an added advantage. Skills & Competencies : -

Technical Proficiency

- Thorough knowledge of local by-laws, enabling effective coordination with architects

and consultants.
- Proficiency in MS Office Suite and MS Project for project management.
- Experience in creating and managing Gantt charts for schedule tracking.
- Expertise in AutoCAD and other architectural design software.

Leadership Skills

- Strong leadership and team management capabilities.
- Ability to motivate and guide multidisciplinary teams to meet project objectives.

Communication

- Excellent written and verbal communication skills.
- Ability to convey complex design concepts to non-technical stakeholders.

Analytical & Problem-Solving

- An analytical mindset to assess project feasibility, cost, and timeline impacts.
