Job Overview

We are looking for a results-driven Architect / Project Implementation Manager (Real Estate) with 3 to 5 years of experience in the real estate sector.

You will identify new land parcels, redevelopment opportunities, and joint ventures (JVs).

A solid working knowledge of DCPR (Development Control and Promotion Regulation) is mandatory to evaluate project feasibility and municipal approvals.

Key Responsibilities

- Sourcing Land & Projects: Identify and source new real estate land parcels, society redevelopment projects, and joint ventures (JV/JD).
- DCPR & Feasibility Analysis: Analyze plot potential, FSI (Floor Space Index), TDR (Transfer of Development Rights), premium calculations, and project viability based on the applicable DCPR norms.
- Networking: Build and maintain strong relationships with landowners, housing societies, channel partners, architects, and industry consultants.
- Financial Modeling: Assist in preparing preliminary financial models, cost-benefit analysis,



and ROI projections for new proposals.
- Due Diligence: Coordinate with legal and technical teams to conduct title searches, land record checks, and verify statutory compliances.
- Negotiation & Closing: Participate in discussions, term sheet finalization, and contract negotiations with landowners and partners.
- Market Research: Monitor real estate market trends, competitor activities, and regulatory policy changes.

Requirements & Skills

- Experience: 3 to 5 years of proven experience in real estate business development, land acquisition, or society redevelopment.
- Technical Knowledge: Deep understanding of DCPR regulations, local civic body norms, and development rules.
- Education: Bachelor’s degree in Civil Engineering, Real Estate, Business Administration, or a related field (MBA/Post-Graduation is a plus).
- Soft Skills: Excellent negotiation, presentation, and interpersonal communication skills.
- Analytical Skills: Strong ability to read land maps, DP (Development Plan) reservations, and municipal regulations.

Work Location: In person Pay: ₹800,000.00 - ₹1,000,000.00 per year
