Job Summary
We are looking for a highly experienced and hands-on AGM – Projects & Construction to take complete ownership of project execution across AE’s Indore sites.
The ideal candidate will be responsible for planning, execution, contractor management, quality, cost control, procurement coordination, measurements, certifications, and timely project delivery.
This is a hands-on leadership role requiring strong daily site involvement. The person should be capable of independently managing multiple sites, anticipating execution challenges, controlling contractors, and significantly reducing the day-to-day construction burden on management.
Key Responsibilities
- Take complete ownership of construction execution across Indore projects, including ongoing buildings, plotted/colony developments, and future projects.
- Plan projects from inception by preparing project phases, master programmes, package sequences, manpower/resource plans, milestones, and budget/cash-flow inputs.
- Maintain strong physical presence across active sites and ensure complete visibility of progress, delays, constraints, upcoming requirements, and pending decisions.
- Develop work packages and contractor execution plans, including scope, sequencing, interfaces, mobilisation, and technical inputs for tendering/work orders.
- Coordinate with Procurement to ensure timely contractor finalisation, material availability, and mobilisation.
- Maintain 90–180 day procurement visibility for materials, long-lead items, packages, and expected delivery dates.
- Maintain a no-waiting site environment through master programmes, 2–6 week look-aheads, contractor commitments, and work-front readiness.
- Identify delays early and develop practical recovery/resequencing plans before they impact project timelines.
- Take complete technical ownership of civil and structural execution, testing, waterproofing, MEP interfaces, and premium finishes.
- Implement inspections, mock-ups, hold points, quality checks, and ensure poor-quality work is rejected or rectified.
- Control and verify measurements, RA bills/work certifications, variations, wastage, and material reconciliation before submission to Accounts.
- Manage contractors, consultants, site engineers, neighbours, utilities, local authorities, and routine municipal/site-related matters professionally.
- Escalate only critical issues requiring management intervention.
- Ensure proper maintenance of DPRs, schedules, site observations, RFIs, certifications, GRNs, material controls, quality/snag records, forecasts, and progress reports through AE POS.
Planning & Project Control
- Prepare and monitor detailed project execution programmes.
- Break down long-term project targets into practical phases and milestones.
- Prepare and monitor weekly and monthly look-ahead plans.
- Track contractor commitments and work-front readiness.
- Monitor project progress against planned schedules.
- Identify critical path delays and implement recovery actions.
- Provide realistic inputs for project budgets and cost-to-complete forecasts.
Procurement & Contractor Management
- Prepare package-wise procurement requirements and timelines.
- Maintain visibility of long-lead materials and critical packages.
- Coordinate with Procurement for tendering and technical evaluation.
- Support contractor selection, mobilisation, and work-order finalisation.
- Monitor contractor productivity, manpower, resources, and commitments.
- Ensure contractors have the required drawings, materials, approvals, and work fronts to maintain progress.
Quality & Site Execution
- Ensure construction is executed as per approved drawings, specifications, quality standards, and project timelines.
- Personally inspect critical and first-of-kind works.
- Review structural/civil execution, waterproofing, MEP interfaces, and finishing quality.
- Conduct and monitor mock-ups, inspections, hold points, snagging, and quality records.
- Reject substandard work and ensure timely rectification.
- Protect premium finish standards and prevent quality compromises based on routine contractor practices.
Measurement, Billing & Cost Control
- Verify site measurements and quantities.
- Review and certify RA bills/work certifications before forwarding to Accounts.
- Monitor variations and additional works.
- Track wastage and material reconciliation.
- Ensure unsupported or incorrect contractor claims do not reach the Accounts team.
- Maintain visibility of project cost and cost-to-complete.
Technology & Tools
- Strong working knowledge of MS Project / Primavera or equivalent for creating and updating construction programmes.
- Advanced MS Excel skills for:
- Budgets
- Package trackers
- Look-ahead plans
- Quantity tracking
- Procurement forecasts
- Progress monitoring
- Cost-to-complete inputs
- Good understanding of AutoCAD and drawing review/mark-up.
- Experience with RFIs, photo logs,
inspection records, digital site documentation, and AE POS.
- Comfortable using dashboards and technology for multi-site management while maintaining strong physical site control.
Candidate Profile The ideal candidate should have:
- B.E./B.Tech in Civil Engineering.
- 12–18+ years of relevant experience in construction/project execution.
- Robust experience in building construction and project delivery.
- Experience handling multiple contractors, site engineers, consultants, and projects.
- Proven ability to manage projects from structure through finishing and handover.
- Exposure to plotted/township infrastructure development will be strongly preferred.
- Developer-side, owner-side, or strong PMC mindset with ownership of time, cost, quality, and company funds.
- Strong technical knowledge and practical site execution experience.
- Ability to demonstrate personally owned programmes, look-aheads, procurement forecasts, quality systems, measurements, and certifications.
What We Are NOT Looking For
- Desk-only planning or reporting managers who are not comfortable working on active sites.
- Candidates from large organisations whose responsibilities were too fragmented to demonstrate end-to-end project ownership.
- Contractor-side professionals who accept poor quality or finishes as normal “market practice”.
- Candidates who are strong only in meetings and reporting but cannot demonstrate completed projects or practical delay-recovery experience.
Recruiter Screening / Assessment Shortlisted candidates should be evaluated on:
- Three active projects: Ask for their first 30-day control plan and proposed site-visit rhythm.
- 24-month project planning: Ask them to break the project into phases, major packages, milestones, and procurement lead times.
- Quality assessment: Present a construction defect/finish issue and ask whether they would accept, reject, or rectify it and what documentation they would create.
- Delay recovery: Give a delayed-contractor scenario and ask for a practical 4-week recovery plan, including the impact on certification/payment.
- Reference checks: Verify their actual level of project ownership, contractor management, quality control, and delivery performance.
