About the project

We are building a 135-key internationally branded upscale select-service hotel at Mahadevapura, East Bengaluru — a conventional RCC structure currently in substructure and superstructure works, developed for a global hotel operator under a signed management arrangement. This is a full-lifecycle role from structure through MEP, finishes and FF&E; handover.

You will report to the development management team and sit on site full time.

Responsibilities
Take off quantities from GFC/IFC drawings and maintain the live BOQ against issued revisions
Certify contractor RA bills for structure, MEP and finishes packages; verify site measurements independently rather than accepting contractor abstracts
Maintain retention, advance recovery and stage-release schedules per executed work orders
Run rate analysis for non-BOQ and variation items; prepare and defend variation orders
Reconcile client-supplied materials (steel, cement, RMC) against theoretical consumption and flag wastage above agreed norms
Prepare monthly cost-to-complete reports against the sanctioned budget, with variance commentary by package
Support procurement: prepare RFQ quantity schedules, run comparative statements, participate in vendor negotiations
Maintain contract documentation:



correspondence, notices, EOT claims, change control
Coordinate with the structural consultant, architect and MEP consultants on quantity and specification queries
Support operator technical services reviews where cost implications arise

Requirements
Diploma or B.E./B.Tech in Civil Engineering
5–9 years in site-based quantity surveying and billing on building projects (not infrastructure/linear projects)
Direct experience certifying bills on high-rise or multi-basement RCC structures
Solid rate analysis capability: able to build a rate from first principles, not just look one up
Advanced Excel; AutoCAD for take-offs; exposure to Candy, CostX or Planswift is a plus
Experience on the client/developer side (as opposed to contractor side) preferred
Able to hold a position against a contractor's commercial team

Nice to have
Hotel, hospitality or branded-residential project experience
MEP quantity surveying exposure
Working knowledge of Kannada for site-level coordination

Pay: ₹730,000.00 per year
