THE ROLEMirchandani Group is seeking a hands-on operating leader who can convert management priorities into clear plans, ownership and closure across active developments. This is not a purely administrative or site-construction role. The AGM will create visibility across design, procurement, contracts, billing, approvals and execution, anticipate constraints and ensure decisions translate into action.
KEY RESPONSIBILITIES· Run the operating rhythm across Mumbai projects through weekly reviews, trackers, dashboards, action logs and disciplined escalation.
· Integrate project schedules across design releases, approvals, procurement, work orders, execution, billing, handover and close-out.
· Drive procurement planning: package strategy, BOQ readiness, tender comparisons, negotiations, award timelines, long-lead tracking and vendor performance.
· Strengthen contract administration, variation control, reconciliation, billing turnaround and cost-to-complete visibility in coordination with site, billing and finance teams.
· Identify upcoming constraints before they affect site progress; assign owners, obtain decisions and follow through to closure.
· Coordinate architects, consultants, contractors, internal project teams and directors without allowing accountability to become diluted.
· Standardise practical SOPs, MIS formats and review systems across projects while keeping reporting lean and decision-oriented.
· Support project handover, snag closure, statutory/document close-out and lessons learned.
· Build team capability,
clarify roles and hold managers accountable to measurable commitments.
· Use technology and AI-enabled tools where they reduce manual follow-up, improve control or increase management visibility.
WHAT SUCCESS LOOKS LIKE· Management receives one reliable view of priorities, delays, costs, decisions and ownership.
· Procurement, drawing, billing and site dependencies are identified weeks ahead rather than after work stops.
· Reviews result in documented decisions and closure, not repeated discussion.
· Project controls improve without creating a paperwork-heavy bureaucracy.
EXPERIENCE & CAPABILITIES· 12-18 years in project operations, project controls or development management with a credible real-estate developer or PMC; Mumbai experience strongly preferred.
· Strong working knowledge of high-rise residential or mixed-use delivery, consultant coordination, contracts, procurement, billing and handover.
· Commercially sharp: able to read BOQs, comparative statements, work orders, cash-flow and cost reports, and question inconsistencies.
· Robust Excel and presentation skills; comfort with planning/project software and modern digital tools.
· Degree in Civil Engineering; postgraduate qualification in construction/project management is advantageous.
