About the Role

UniLiv is looking for a highly capable and solution-oriented Facility Head to take complete ownership of the campus engineering, MEP, utilities, technical infrastructure, and facility operations.

The role will be responsible for ensuring the safe, reliable, and uninterrupted functioning of critical campus infrastructure, including electrical systems, DG sets, transformers, HVAC, water systems, STP/WTP, fire & life safety systems, ELV systems, and digital access infrastructure.

Working closely with the Campus Manager, the Facility Head will drive preventive maintenance, breakdown management, vendor and AMC performance, energy efficiency, compliance, and technical team productivity.

The ideal candidate should be a strong technical leader with extensive facility management experience who can anticipate issues before they become breakdowns, respond calmly during critical failures, and maintain high standards of safety, reliability, and operational discipline.

Key Responsibilities

1. MEP & Core Infrastructure Operations

• Take ownership of daily operation and maintenance of critical campus infrastructure, including HT/LT panels, DG sets, transformers, water pumps, and HVAC systems.

• Ensure reliable functioning of STP, WTP, centralized hot water systems, and other utility infrastructure.

• Conduct daily technical and facility rounds to identify potential issues and ensure timely corrective action.

• Monitor and audit logbooks covering power consumption, DG fuel levels, water reserves, equipment status, and other critical parameters.

• Ensure all technical systems operate within defined safety, performance, and operational standards.

2. Preventive Maintenance & Breakdown Management

• Design, implement, and monitor a structured Preventive Maintenance (PM) calendar for all critical campus assets.

• Minimize equipment breakdowns through proactive maintenance, inspections, and root-cause analysis.

• Monitor the digital facility management dashboard and ensure resident technical complaints are resolved within defined TAT.

• Oversee electrical, plumbing, carpentry, HVAC, and other technical service requests.

• Maintain adequate inventory of critical spares, tools, consumables, and emergency maintenance materials.

• Track recurring breakdowns and implement corrective measures to prevent repetition.

3. Digital Security & ELV Systems

• Manage and troubleshoot campus ELV and digital infrastructure, including biometric/RFID access control systems and visitor management systems.

• Oversee CCTV surveillance systems and ensure continuous operational readiness.

• Ensure proper functioning and maintenance of Fire Alarm Systems (FAS) and Public Address (PA) systems.





• Coordinate with specialized vendors for troubleshooting, preventive maintenance, and system upgrades.

• Ensure critical security and life-safety systems remain operational and compliant with applicable standards.

4. Vendor, AMC & Contract Management

• Manage and supervise third-party technical vendors across electrical, HVAC, elevators, DG, fire systems, solar, and other technical services.

• Ensure strict adherence to AMC scope, preventive maintenance schedules, service quality, and response timelines.

• Review vendor performance and ensure timely closure of technical issues.

• Coordinate service visits, inspections, breakdown calls, and preventive maintenance activities.

• Maintain proper records of AMC schedules, service reports, equipment history, and vendor performance.

5. Energy & Utility Management

• Drive initiatives to optimize electricity and water consumption across the campus.

• Monitor energy and utility consumption trends and identify opportunities for cost and efficiency improvements.

• Conduct regular energy audits and implement energy-saving measures.

• Monitor solar power installations and coordinate with relevant vendors for efficient operation and maintenance.

• Track DG fuel consumption, electricity usage, water consumption, and other key utility metrics.

6. Safety, Compliance & Technical SOPs

• Ensure strict compliance with technical safety standards, operational SOPs, and statutory requirements.

• Ensure all technical staff, contractors, and vendors follow appropriate occupational health and safety practices.

• Conduct regular safety checks and identify technical and operational risks.

• Maintain required documentation, checklists, inspection records, and compliance reports.

• Ensure fire and life-safety systems are regularly tested, maintained, and audit-ready.

7. Team Management & Technical Leadership

• Lead and manage the on-ground technical team, including electricians, plumbers, technicians, and other support staff.

• Allocate daily responsibilities and monitor team productivity and service quality.

• Train and guide technicians on preventive maintenance, troubleshooting, safety, and SOP adherence.

• Ensure timely response to critical breakdowns and resident technical complaints.

• Build a disciplined, responsive, and solution-oriented technical team.

Candidate Requirements

• Minimum 15 years of overall professional experience in Facility Management, Engineering, MEP, Hospitality,



Real Estate, Campus Operations, or related fields.

• Significant hands-on experience managing large-scale facilities, campuses, residential estates, hospitality properties, or commercial infrastructure.

• B.Tech / B.E. or 3-year Diploma in Electrical or Mechanical Engineering.

• Strong practical knowledge of MEP operations and building infrastructure.

• Hands-on experience with electrical systems, DG sets, transformers, HVAC, pumps, STP/WTP, and utility systems.

• Working knowledge of BMS and modern digital security/access-control systems.

• Strong experience managing technical vendors, AMCs, preventive maintenance, breakdowns, and facility operations.

• Strong understanding of technical safety, statutory compliance, and facility SOPs.

• Valid Electrical Supervisory License will be highly preferred.

• Strong analytical and problem-solving ability with a hands-on approach.

• Ability to remain calm and decisive during critical breakdowns and emergency situations.

• Strong team management, coordination, leadership, and communication skills.

• Comfortable taking complete ownership of facility operations and leading large on-ground technical teams.

Preferred Background

Candidates with experience in reputed Integrated Facility Management (IFM), commercial real estate, hospitality, co-living, large residential estates, institutional, or campus environments will be preferred.

Experience with organizations such as Cushman & Wakefield, Colliers, JLL, DLF, or similar reputed Facility Management / Real Estate organizations will be an added advantage.

Candidates with experience managing large-scale campuses, residential communities, hotels, educational institutions, or high-occupancy properties will be strongly preferred.

Joining Preference

Immediate joiners or candidates available to join within a short notice period will be preferred.

Important Eligibility Criteria

This is a senior leadership-level Facility role and requires a minimum of 15 years of overall professional experience.

Candidates with less than 15 years of total experience will not be considered for this position.

Candidates must also be comfortable with a fully in office role in Punjab.
