Purpose/Objective

To manage techno-commercial activities related to Civil, Finishing, Faade, Interior, and Landscape packages across multiple projects.

The role involves quantity estimation, BOQ preparation, tendering, vendor evaluation, cost optimization, contract management, budgeting, billing certification, and coordination with design, procurement, and execution teams to ensure timely and cost-effective project delivery.

Key Responsibilities of Role

Quantity Surveying & BOQ Management - Preparation and verification of BOQs based on approved drawings and specifications.

- Review quantity estimates for Civil, Architectural Finishing, Faade, Interior Fit-Out, and Landscape works.
- Identification of quantity deviations and change management.
- Preparation of detailed cost estimates and budget proposals.

Tendering & Procurement Support - Preparation of tender documents, RFPs, RFQs, and scope of work.

- Floating enquiries and obtaining competitive bids from vendors.
- Technical and commercial evaluation of bids.
- Preparation of comparative statements and recommendation reports.
- Participation in negotiations with contractors and vendors.

Contract Management - Drafting and review of work orders, purchase orders, and contracts.

- Monitoring contractual obligations, deliverables, and milestones.
- Evaluation and processing of variation orders and extra item approvals.
- Support in claims management and commercial dispute resolution.

Cost Control & Budget Monitoring - Monitoring package-wise project costs against approved budgets.

- Tracking commitments, expenditures, and forecast costs.
- Identification of cost-saving opportunities and value engineering proposals.
- Preparation of cost reports and management dashboards.

Billing & Payment Certification - Verification and certification of contractor RA bills.

- Validation of measurements and executed quantities.
- Monitoring retention, advances, recoveries, and deductions.
- Coordination with finance and contracts teams for timely payments.

Design & Execution Coordination - Coordination with Architecture, Structural, Landscape, Interior, and Faade consultants.

- Review of drawings from a techno-commercial perspective.
- Identification of scope gaps and commercial risks during design development.
- Supporting project execution teams in resolving commercial and contractual issues.

Value Engineering - Identify alternative materials, construction methodologies, and procurement strategies.

- Recommend cost-effective solutions without compromising quality and project objectives.
- Assist management in decision-making through cost-benefit analysis.

8.

Project Monitoring & Reporting - Track package-wise procurement and execution status.

- Prepare MIS reports, cost summaries, and project progress reports.

Present commercial status and procurement updates to management

Qualifications and Experience

Tech in Civil Engineering.

Experience - 8 to 10 years of experience in techno-commercial functions for large-scale real estate, commercial, residential, hospitality, township, industrial, or infrastructure projects.

Experience in Civil, Architectural Finishing, Faade, Interior, and Landscape packages is mandatory
