Job Summary

Build A Home is looking for an experienced Senior Quantity Surveyor to manage quantity estimation, cost planning, budgeting, billing, procurement coordination, and commercial aspects of residential construction projects. The ideal candidate should have solid knowledge of construction materials, BOQ preparation, rate analysis, and cost control.

Roles & Responsibilities

- Prepare detailed BOQs, quantity take-offs, estimates, and cost plans for residential construction projects.
- Analyze architectural, structural, and MEP drawings to prepare accurate quantities.
- Conduct rate analysis for civil, architectural, finishing, and other construction works.
- Prepare project budgets and monitor project costs against approved budgets.
- Verify contractor/vendor quotations and negotiate rates wherever required.
- Review and certify contractor bills, RA bills, and work completion measurements.
- Monitor material quantities, consumption, wastage, and project costs.
- Coordinate with Procurement, Projects, Design, and Site teams for commercial requirements.
- Prepare comparative statements for materials, vendors, and subcontractors.
- Track variations, additional works, deviations, and their financial impact.
- Maintain proper documentation of measurements, BOQs, bills, quotations, and cost records.




- Identify cost-saving opportunities without compromising quality and project requirements.
- Monitor project expenditures and provide regular cost reports to management.
- Coordinate with site engineers and contractors to ensure quantities and measurements are accurate.
- Ensure commercial activities are completed within project timelines and company policies.

Required Skills

- Strong knowledge of Quantity Surveying and construction cost management.
- Excellent knowledge of BOQ preparation, quantity take-off, estimation, and rate analysis.
- Good understanding of civil construction materials, specifications, and construction methods.
- Experience in handling contractor billing and client billing.
- Good knowledge of Excel and quantity-estimation tools.
- Ability to read and interpret Architectural, Structural, and MEP drawings.
- Robust negotiation, analytical, and problem-solving skills.
- Good communication and coordination skills.
- Ability to manage multiple residential projects and meet deadlines.

Qualification

- Bachelor's/Diploma degree in Civil Engineering, Quantity Surveying, or a related field.
- Relevant experience in residential/turnkey construction will be preferred.

- Strong understanding of construction costs and market rates.
- Detail-oriented with strong numerical and analytical abilities.
- Experience coordinating with contractors, vendors, and project teams.
