ROLE OVERVIEW
We are looking for a Non-Practising Advocate to join Roswalt Realty's in-house Legal team, focused entirely on the non-litigation (transactional/advisory) side of real estate law. This role does not involve appearing before courts, tribunals or quasi-judicial authorities.
The right candidate is a qualified advocate who has chosen to move away from courtroom practice and specialise in transactional real estate law, contract drafting, title due diligence and compliance management — with the maturity to work independently across multiple live transactions and liaise directly with registration and regulatory authorities.
KEY RESPONSIBILITIES
— Draft, vet and review agreements for sale, sale deeds, leave and license agreements, lease deeds, MoUs, JV/JDA agreements and other property-related contracts.
— Conduct legal due diligence on land/property titles, including title search, chain of documents, encumbrance checks and flagging of title defects or risks.
— Liaise with sub-registrar offices, revenue authorities, municipal bodies and RERA for documentation, registration and regulatory filings — without representing the company in any litigation or adversarial proceeding.
— Ensure end-to-end compliance with RERA, the Transfer of Property Act, Registration Act, Stamp Act and applicable state real estate/land laws.
— Support acquisition and disposal of properties by preparing legal checklists, coordinating with external counsel where litigation input is required, and maintaining documentation trails.
— Draft and review internal legal notices, contractual correspondence and compliance communications (non-litigious in nature).
— Maintain and update templates for standard agreements, appointment letters, vendor contracts and property documentation used across departments.
— Coordinate with external law firms/counsel on matters that move into litigation, acting as the internal point of contact without personally appearing or pleading.
— Advise internal stakeholders (Sales, Projects, HR, Finance) on legal implications of transactions, contracts and property matters.
— Track and manage timelines for regulatory approvals, renewals, licenses and statutory filings relevant to real estate projects.
CANDIDATE REQUIREMENTS
— LL.B. (3-year or 5-year integrated) from a recognised university; LL.M. is an added advantage.
— Enrolled with a State Bar Council as an Advocate, but currently practising as Non-Litigation / Non-Practising (i.e., not appearing in court matters).
— 2–7 years of relevant post-qualification experience strictly on the transactional/non-litigation side — with a law firm's real estate practice, a builder/developer, or a corporate legal/compliance team.
— Strong hands-on experience in real estate documentation: title due diligence, sale/lease deeds, JV/JDA structuring, RERA filings and property compliance.
— Sound working knowledge of the Transfer of Property Act, Registration Act, Indian Stamp Act, RERA (state-specific rules) and relevant municipal/land revenue regulations.
— Excellent drafting, review and negotiation skills for commercial and property contracts.
— Ability to work independently with minimal supervision, manage multiple transactions simultaneously,
and coordinate with external counsel/authorities.
— Strong attention to detail, with a process-oriented, deadline-driven approach to documentation and compliance.
— Degree preference: prior experience within a real estate developer, realty brokerage or property advisory firm; exposure to redevelopment / SRA transactions and working knowledge of Marathi/Hindi are an added advantage.

KEY OBJECTIVE OF THE ROLE To safeguard Roswalt Realty's property transactions through rigorous title due diligence, airtight documentation and proactive regulatory compliance — owning the non-litigation legal function end-to-end and acting as the trusted internal point of contact between the business and external litigation counsel.
Pay: ₹1,500,000.00 - ₹1,800,000.00 per year
