Assistant Manager – Maintenance (AM – Maintenance)

Reporting To: Manager – Maintenance / Operations Head
Job Purpose To manage and maintain all engineering, electrical, mechanical, HVAC, plumbing, kitchen equipment, and other facility-related requirements across the restaurant. The role is responsible for ensuring smooth, safe, and uninterrupted restaurant operations through effective preventive and corrective maintenance.
Key Responsibilities
1. Preventive Maintenance
- Prepare and implement preventive maintenance schedules for all restaurant equipment and facilities.
- Ensure regular servicing of electrical, HVAC, refrigeration, kitchen equipment, plumbing, fire & safety systems, and other assets.
- Maintain preventive maintenance records and equipment history.
- Identify potential equipment failures and take preventive action.
2. Breakdown & Corrective Maintenance
- Attend to maintenance breakdowns and complaints on priority to minimize operational downtime.
- Troubleshoot electrical, mechanical, plumbing, HVAC, refrigeration, and kitchen equipment issues.
- Coordinate with technicians and external vendors for major repairs.
- Ensure breakdowns are properly recorded and closed within the required timeline.
3. Restaurant Kitchen Equipment
- Monitor the condition and performance of commercial kitchen equipment such as burners, ovens, refrigerators, freezers, dishwashers, exhaust systems, hot cases, and other equipment.
- Coordinate servicing and repairs of kitchen equipment without affecting restaurant operations.
- Ensure equipment is operated and maintained according to manufacturer recommendations.
4. Electrical & Power Systems
- Monitor electrical panels, DBs, wiring, lighting, switches, sockets, and other electrical systems.
- Ensure proper functioning of DG, UPS, stabilizers, and other power backup systems, wherever applicable.
- Monitor electrical safety and immediately address unsafe conditions.
5. HVAC & Refrigeration
- Monitor AC, ventilation, exhaust, refrigeration, and cooling systems.
- Ensure regular cleaning and servicing of AC units, filters, coils, ducts, and exhaust systems.
- Coordinate with AMC/service vendors and ensure timely completion of scheduled maintenance.
6. Plumbing & Civil Maintenance
- Monitor water supply, drainage, pumps, tanks,
washrooms, kitchen drainage, and plumbing systems.
- Coordinate civil repair works, painting, carpentry, masonry, ceiling, flooring, doors, and other facility-related requirements.
- Ensure water leakage and drainage issues are attended to immediately.
7. Vendor & AMC Management
- Coordinate with maintenance contractors and service providers.
- Manage AMC schedules and ensure vendors complete services within agreed timelines.
- Obtain quotations, compare service costs, and coordinate approvals as per company procedures.
- Verify vendor work quality before closing maintenance jobs.
8. Safety & Compliance
- Ensure maintenance activities are carried out safely and in accordance with company safety standards.
- Regularly inspect electrical, fire & safety, LPG/gas, kitchen, and other critical systems.
- Coordinate with the Operations and Safety teams for safety inspections and corrective actions.
- Maintain required maintenance and safety records for audits and inspections.
9. Cost Control
- Monitor maintenance expenses and support cost-effective repair and replacement decisions.
- Reduce unnecessary breakdowns through effective preventive maintenance.
- Monitor spare parts, consumables, and maintenance materials.
- Ensure proper utilization and accountability of maintenance resources.
10. Team Management
- Supervise maintenance technicians and support staff.
- Allocate daily maintenance tasks and monitor completion.
- Guide technicians on troubleshooting and safe working practices.
- Conduct regular inspections of outlets and identify maintenance requirements.
11. Documentation & Reporting
- Maintain maintenance logs, breakdown reports, preventive maintenance records, AMC records, and equipment service history.
- Prepare regular maintenance status reports for management.
- Track pending maintenance issues and ensure timely closure.
- Maintain records of assets, spare parts, warranties, and service agreements.

- Reduction in equipment breakdowns and operational downtime.
- Timely completion of preventive maintenance schedules.
- Quick resolution of critical maintenance complaints.
- Proper functioning of kitchen, HVAC, electrical, plumbing, and refrigeration systems.
- Maintenance cost control and effective vendor management.
- Compliance with safety and maintenance standards.
- Accuracy and timely submission of maintenance reports.
- Outlet maintenance audit performance.
Required Qualifications
- Diploma / Bachelor's Degree in Mechanical, Electrical, Electronics, or Civil Engineering.
- Additional certification in facility/maintenance management will be an advantage.
Experience
- 4–7 years of relevant experience in maintenance, engineering, facility management, hotels, restaurants, QSR, retail, or commercial establishments.
- Experience handling multiple outlets or restaurant facilities will be preferred.
- Experience in commercial kitchen equipment, HVAC, electrical and plumbing systems is desirable.

Working Conditions The role may require visiting and monitoring multiple restaurant outlets and responding to emergency maintenance requirements, including outside normal working hours when critical breakdowns occur. Pay: ₹35,000.00 - ₹40,000.00 per month
