Job Summary

We are looking for a highly experienced Senior Architect – Design & Development with strong design sensibility, technical expertise, and end-to-end project ownership.

The ideal candidate will act as the internal design brain of AE, independently driving design, coordinating consultants, managing working drawings, and ensuring that the approved design intent is maintained throughout site execution and finishing.

Key Responsibilities

- Own and manage the current design portfolio, including premium office interiors, commercial buildings, and plotted/colony projects.
- Act as the bridge between management and external consultants, converting design direction into clear drawings, briefs, options, and actionable decisions.
- Personally prepare and modify 2D layouts, elevations, working details, joinery, common-area/interior concepts, and 3D studies wherever required.
- Demonstrate excellent design judgement with a strong understanding of proportion, materials, lighting, façade, interiors, detailing, and premium finishes.
- Coordinate with Architecture, Structural, MEP, Fire, HVAC, Interior, Landscape, Façade, and other consultants.
- Maintain drawing schedules, coordination issues, decision logs, and ensure timely closure of design-related matters.
- Review designs for codes, buildability, NBC, fire safety, accessibility, parking, and applicable local development/building regulations.
- Take ownership of working-drawing quality, including dimensions, levels, services, reflected ceiling plans, wet areas, façade junctions, details, and revisions.
- Conduct regular site visits and ensure execution matches the approved design intent.
- Review mock-ups, material samples, finishes, first-of-kind works,



and workmanship.
- Establish and maintain high-quality finish standards through material/sample boards, mock-ups, benchmarks, snag criteria, and regular quality reviews.
- Identify design or execution deviations early and coordinate corrective actions with consultants and site teams.

Required Skills & Technical Expertise

- Strong command of AutoCAD with the ability to personally draft, edit, and review drawings.
- Working knowledge of SketchUp / Revit / BIM-based workflows.
- Ability to create and review 3D models and coordinate architectural design with services.
- Knowledge of Enscape, Twinmotion, Lumion, or equivalent rendering tools.
- Good command of Adobe tools and PowerPoint for design presentations and reviews.
- Experience with digital drawing coordination, version control, RFIs, mark-ups, cloud document sharing, and issue tracking.
- Strong understanding of architectural detailing, construction methodology, and site execution.

Candidate Profile

The ideal candidate should have:

- Robust built-work portfolio in premium commercial, office, residential, and interior projects.
- Exposure to plotted/township projects will be an added advantage.
- Proven ability to take projects from concept → working drawings → consultant coordination → site execution → final finishes.




- Strong technical knowledge and confidence to review and challenge consultant proposals when required.
- Excellent design judgement with the ability to improve designs rather than simply draft them.
- Ability to work independently, take ownership, and reduce management involvement in day-to-day design coordination.
- Willingness to personally work on drawings/3D studies and regularly visit project sites.

What We Are NOT Looking For

- Pure CAD operators or renderers with weak design judgement.
- Pure concept architects who are not comfortable with working drawings, services coordination, or site execution.
- Candidates who cannot clearly explain their personal contribution to projects.
- Candidates who compromise on quality or accept poor finishes as standard contractor practice.

Recruiter Screening / Assessment

Shortlisted candidates should be able to:

- Present 3 completed/built projects and clearly explain their personal role in design, coordination, problem-solving, and execution.
- Complete a 30-minute design markup exercise covering planning, codes, services, buildability, and finish risks.
- Explain a challenging Architecture–MEP / Structural coordination issue and how it was resolved.
- Review a premium architectural finish/detail and explain how they would develop, mock up, approve, issue, and inspect it at site.
