Job Title: Investment Analyst

Department: Investment / Business Development

Location: Gurgaon

Reporting To: Investment Head

Role Purpose The Investment Analyst will be responsible for conducting investment research, analyzing real estate and business investment opportunities, evaluating financial and commercial feasibility, preparing investment analysis and reports, and supporting the Investment Head in identifying and assessing potential investment opportunities.

The role will involve gathering and analyzing market, financial, property, and business information to support informed investment decisions. The Investment Analyst will also coordinate with internal teams, clients, investors, property owners, developers, and other stakeholders to collect relevant information and support the investment process.

Key Roles and Responsibilities1. Investment Research & Analysis

· Conduct detailed research on potential real estate and business investment opportunities.

· Analyze investment opportunities based on location, asset type, market demand, rental potential, capital appreciation, and other relevant parameters.

· Collect and evaluate information related to properties, projects, developers, businesses, and investment propositions.

· Prepare structured investment analysis for review by the Investment Head.

· Identify key investment drivers, opportunities, risks, and challenges.

- Financial & Commercial Analysis

· Analyze the financial and commercial viability of investment opportunities.

· Prepare basic financial models, feasibility analysis, and investment calculations.

· Evaluate purchase price, rental income, operating costs, expected returns, and potential appreciation.

· Assist in calculating ROI, IRR, yield, payback period, and other relevant investment metrics.

· Compare different investment opportunities and highlight their relative strengths and weaknesses.

· Support sensitivity and scenario analysis wherever required.

- Real Estate Market Research

· Conduct regular research on real estate markets, micro-markets, and emerging investment locations.

· Track new developments, commercial projects, residential projects, office assets, retail assets, industrial assets, and other investment opportunities.

· Monitor market trends, pricing, rental values, absorption, demand-supply dynamics, and upcoming infrastructure developments.

· Track competitor activity and relevant market developments.

· Prepare periodic market intelligence reports for management.

- Investment Opportunity Identification

· Identify potential investment opportunities through market research, online platforms, industry networks, referrals, and internal business sources.

· Evaluate opportunities received from property owners, developers, investors, brokers, consultants, and other stakeholders.

· Conduct preliminary screening of opportunities before presenting them to the Investment Head.

· Maintain a pipeline of potential investment opportunities.

· Identify emerging sectors, locations, and asset classes with potential investment value.

- Due Diligence Support

· Assist in collecting and organizing information required for investment evaluation.

· Review available property, financial, commercial, and business-related documents.

· Coordinate with internal and external stakeholders for required information.

· Identify information gaps, inconsistencies, risks, and areas requiring further investigation.





· Support the Investment Head and relevant professionals during the due diligence process.

· Maintain proper documentation and records related to investment opportunities.

- Investor & Client Support

· Understand the investment requirements, objectives, risk appetite, budget, and preferred asset classes of investors and clients.

· Assist in preparing customized investment options based on investor requirements.

· Support the Investment Head during investor and client meetings.

· Prepare investment presentations, opportunity notes, comparative analysis, and supporting data.

· Coordinate timely follow-ups and provide relevant information to investors and clients.

- Investment Presentation & Reporting

· Prepare investment proposals, opportunity summaries, investment notes, and management reports.

· Develop presentations containing financial, commercial, market, and investment-related information.

· Prepare comparative analysis of multiple investment opportunities.

· Present research findings and analysis to the Investment Head and management.

· Ensure that all reports are accurate, structured, and supported by reliable data.

- Data Management & MIS

· Maintain an updated database of investment opportunities, investors, properties, projects, developers, and market information.

· Regularly update CRM/MIS with opportunity status, analysis, meetings, follow-ups, and transaction progress.

· Maintain records of investment assumptions, financial calculations, supporting documents, and research findings.

· Ensure accuracy and confidentiality of investment-related data.

· Develop and maintain dashboards or trackers for investment opportunities wherever required.

- Online Research & Digital Intelligence

· Conduct investment research through LinkedIn, real estate portals, company websites, industry reports, property platforms, and other relevant digital sources.

· Track potential investors, developers, property owners, businesses, and investment opportunities.

· Gather information on companies, projects, promoters, markets, and competitors.

· Use digital tools and databases to support investment research and opportunity identification.

- Risk & Opportunity Assessment

· Identify key commercial, financial, operational, market, and investment risks.

· Highlight potential risks and concerns to the Investment Head.

· Assess the potential upside and downside of investment opportunities.

· Provide objective and data-driven observations rather than relying only on assumptions.

· Support management in making informed investment decisions.

- Team & Stakeholder Coordination

· Coordinate with Business Development, Leasing, Sales, Finance, Legal, Projects, and other internal teams wherever required.

· Coordinate with external consultants, brokers, developers, property owners, investors, and other stakeholders.

· Collect relevant information from different teams and consolidate it for investment analysis.





· Maintain timely communication regarding important investment opportunities and developments.

- Deal & Transaction Support

· Support the Investment Head throughout the investment evaluation and transaction process.

· Track the status of shortlisted investment opportunities.

· Maintain a structured record of negotiations, commercial terms, approvals, and transaction milestones.

· Assist in preparing transaction-related analysis and documentation.

· Follow up with relevant stakeholders to ensure timely progress of investment opportunities.

- Reporting & Review

· Submit regular reports covering:

o Recent investment opportunities o Opportunities evaluated o Investment analysis completed o Investor meetings o Market research o Follow-ups o Shortlisted opportunities o Pipeline status o Risks and key observations

· Provide timely updates to the Investment Head.

· Maintain discipline in reporting, documentation, and follow-up.

Preferred Experience: 2–5 years in a relevant investment, financial analysis, real estate, consulting, or research-oriented role.

Educational Qualification

· Bachelor’s degree in Finance, Economics, Commerce, Business Administration, Real Estate, or a related field.

· MBA (Finance), CFA, CA, FRM, or other relevant professional qualifications will be an added advantage.
