PURPOSE The Project Head will be responsible for leading the end-to-end on-ground execution and delivery of luxury club projects for DLF Hospitality. The role will have complete ownership of site execution, contractor performance, construction sequencing, quality assurance, safety compliance, cost control, commissioning, and timely handover, while ensuring alignment with approved designs, budgets, timelines, luxury club standards, and operational requirements.
The incumbent will act as the execution owner at project level, driving day-to-day progress at site through robust coordination with consultants, contractors, vendors, procurement, planning, design, safety, quality, and operations teams. The position requires hands-on construction leadership, fast issue resolution, disciplined governance, and the ability to convert project plans into measurable site progress and successful operational readiness.

KEY RESPONSIBILITIES
Execution Leadership & Site Governance
- Own project execution at site, translating approved drawings, schedules, budgets, procurement plans, and quality requirements into daily, weekly, and monthly execution plans.
- Lead end-to-end construction execution from mobilization to commissioning, snag closure, operational handover, and post-handover support.
- Ensure delivery against approved timelines, budgets, specifications, quality benchmarks, safety standards, and luxury hospitality expectations.
- Drive cross-functional coordination between site teams, contractors, consultants, procurement, planning, design, finance, safety, quality, and operations to remove bottlenecks and maintain execution momentum.
Site Execution & Delivery Management
- Prepare and drive detailed construction schedules, look-ahead plans, resource plans, and catch-up plans for civil, structural, MEP, interiors, façade, landscaping, and external development works.
- Monitor daily site progress, manpower deployment, material availability, work fronts, productivity, and contractor output against planned milestones.
- Identify execution slippages early and implement corrective actions including sequencing changes, additional resources, vendor escalation, and recovery planning.
- Ensure constructability reviews, site coordination, mock-ups, sample approvals, and interface resolution are completed before execution to minimize rework.
Contractor, Vendor & ODC Execution Management
- Manage execution under ODC procurement models with clear accountability for contractor mobilization, work-front readiness, material flow, site productivity, and milestone delivery.
- Support contracting strategy, technical validation, BOQ review, scope finalization, vendor evaluation, and award recommendations from an execution-readiness perspective.
- Conduct contractor performance reviews, resolve site-level commercial and contractual issues, validate progress claims, and escalate delays, quality gaps, and non-performance with action plans.
- Ensure execution efficiency and commercial control through disciplined change management, measurement verification, cost tracking, and avoidance of avoidable rework and claims.
Quality, Design Coordination & Finish Execution
- Ensure all works are executed as per approved drawings, specifications, mock-ups, brand standards, quality plans, and site inspection protocols.
- Coordinate real-time design, structural, MEP, interior, façade, landscape, kitchen, laundry, and specialist service interfaces to enable uninterrupted site progress.
- Drive shop drawing approvals, material approvals, method statements, inspection test plans, mock-ups, samples, and first-of-kind installations before mass execution.
- Conduct regular quality walks, snag reviews, defect tracking, and closure governance to ensure premium execution standards across guest-facing and back-of-house areas.
Cost, Billing & Resource Control
- Monitor project budgets, work orders, commitments, cost-to-complete, billing, and cash-flow requirements in coordination with planning, finance, procurement, and contracts teams.
- Drive value engineering and site-led cost optimization without compromising design intent, quality, safety, durability, guest experience, or opening timelines.
- Review contractor RA bills, material reconciliations, variation proposals, quantity measurements, and site records to ensure accuracy, control, and timely certification.
- Ensure optimal deployment of manpower, machinery, materials, and site infrastructure to achieve execution targets and avoid idle resources or productivity losses.
Execution Reviews & Stakeholder Coordination
- Lead daily, weekly, and monthly execution reviews with contractors, consultants, site teams, procurement, planning, quality, safety, and operations to drive decisions and close open issues.
- Present realistic site progress, milestone status, delay analysis, constraint logs, recovery plans, decision requirements, and risk items in leadership and steering committee reviews.
- Resolve cross-functional execution bottlenecks related to drawings, procurement, approvals, manpower, sequencing, access, temporary works, statutory dependencies, and operational readiness.
Execution Risk, Compliance & Controls
- Identify and mitigate execution risks related to safety, quality, schedule, cost, logistics, statutory approvals, utilities, vendor dependency, sequencing, and site access.
- Ensure contractors and site teams comply with approved method statements, technical specifications, statutory obligations, permit requirements, EHS rules, and company execution protocols.
- Maintain strong execution governance through site dashboards, constraint logs, NCR tracking, delay registers, change control, MOM closure, escalation matrices, and action-owner follow-up.
Operational Readiness & Handover
- Own the commissioning, testing, balancing, integrated systems trials, statutory inspections, snag closure, defect rectification, documentation, and final handover process.
- Coordinate closely with operations, engineering, housekeeping, security, IT, F&B;, spa, club operations, and facilities teams to ensure operational readiness before opening.
- Ensure as-built drawings, O&M; manuals, warranties, asset registers, training, spares, AMC requirements, statutory certificates, and takeover documentation are completed before handover.
Leadership & People Management
- Lead and mentor project teams across functions.
- Build high-performance execution culture.
- Drive accountability, ownership, and collaboration.
- Develop future leadership pipeline within project teams.
Occupational Health & Safety Responsibilities
- Ensure OH&S; integration across all project phases, maintaining compliance with statutory regulations, company policies, and industry best practices.
- Drive implementation of safety requirements at project sites by monitoring contractor compliance, mitigating risks, and ensuring timely closure of observations.
- Collaborate with stakeholders to embed health and safety considerations in planning, execution, commissioning, and handover.
- Review performance through audits, inspections, and governance meetings, ensuring corrective and preventive actions are implemented effectively.
JOB REQUIREMENTS / HIRING PROFILE
QUALIFICATIONS
- B.E. / B.Tech in Civil / Mechanical / Electrical / Architecture (Mandatory)
- M.Tech / MBA in Project or Construction Management (Preferred)
- PMP Certification (Preferred)
WORK EXPERIENCE
- 20+ years of experience in construction execution / project delivery, preferably at AGM/DGM or equivalent leadership level
- Mandatory hands-on experience in luxury club projects or similar premium club asset execution
- Strong experience in managing contractors, vendors, consultants, site teams, safety, quality, billing, and handover under ODC / owner-driven execution models
- Proven ability to deliver large, complex projects from mobilization through structure, services, finishes, commissioning, snagging, statutory closure, and operational handover
- Experience working with architects, design consultants, specialist vendors, and multi-agency site teams in a fast-paced luxury club execution environment
