1. Job Purpose

Architect की मुख्य जिम्मेदारी client की आवश्यकता के अनुसार residential और commercial projects के लिए complete architectural design तैयार करना, drawings को coordinate करना और site execution में technical support देना है.

Architect को concept से लेकर working drawings और site coordination तक project को व्यवस्थित तरीके से संभालना होगा.

1. Key Responsibilities

A. Client Requirement

• Client से plot size और requirements समझना.

• Family requirement, rooms, parking और future requirements समझना.

• Budget और construction scope को ध्यान में रखना.

• Vastu requirements को समझकर design में incorporate करना.

• Client के साथ design discussion और presentation करना.

B. Site Analysis

• Site visit करना.

• Plot dimensions verify करना.

• North direction identify करना.

• Road width और access check करना.

• Site की levels और surrounding conditions समझना.

• उपलब्ध documents और site measurements verify करना.

• Site photographs और measurements maintain करना.

C. Architectural Design

Architect को निम्न designs तैयार करने होंगे:

• Concept Plan

• Space Planning

• 2D Floor Plan

• Furniture Layout

• Vastu Plan

• Elevation

• Front Elevation

• Side Elevation

• Rear Elevation

• Section Drawing

• Staircase Design

• Terrace Plan

• Roof Plan

• Door Window Schedule

• Area Statement

• Site Plan

• Landscape Concept

• Parking Layout

1. Residential Projects

Residential projects में Architect को आवश्यकता के अनुसार:

• Singlex House

• Duplex House

के लिए design तैयार करना होगा.

1. Commercial Projects

• Office Building

• Shop

• Showroom

के लिए architectural planning और drawings तैयार करना.

1. Working Drawings

Architect को site execution के लिए clear और dimensioned working drawings तैयार करनी होंगी.

• Wall Layout

• Toilet Details

महत्वपूर्ण बात यह है कि structural drawings Architect की जिम्मेदारी तभी होंगी जब Architect के scope में structural engineering भी शामिल हो. सामान्यतः structural design Structural Engineer से करवाना बेहतर है.

1. 3D Visualization





Architect को आवश्यकता के अनुसार:

• 3D Exterior

• 3D Interior

• Front Elevation 3D

• Walkthrough

• Material Visualization

• Colour Combination

• Lighting Visualization

तैयार करना होगा.

1. Approval Drawings

जहां project scope में शामिल हो, Architect को:

• Municipal Approval Drawings

• Building Permission Drawings

• Relevant Authority Drawings

• Sanction Plan

• Required Documentation

के लिए coordination करना होगा.

1. Site Coordination

• Site पर drawings के अनुसार काम हो रहा है या नहीं, check करना.

• Contractor के technical queries resolve करना.

• Site dimensions verify करना.

• Drawing में आवश्यक revisions करना.

• Execution problems के लिए design solutions देना.

• Site visit report तैयार करना.

• Client और contractor के बीच technical coordination करना.

1. Drawing Revision Control

हर drawing में:

• Project Name

• Drawing Name

• Drawing Number

• Revision Number

• Date

• Scale

• Architect Name

• Company Name

स्पष्ट रूप से mention होना चाहिए.

पुरानी drawing को बिना revision control के site पर circulate नहीं किया जाना चाहिए.

1. Coordination With Other Professionals

Architect को coordinate करना होगा:

• Structural Engineer

• Electrical Engineer

• Plumbing Consultant

• HVAC Consultant

• Interior Designer

• Landscape Designer

• Contractor

• Site Engineer

• Quantity Surveyor के साथ.

1. Software Skills

Candidate को इनमें से relevant software का knowledge होना चाहिए:

• AutoCAD

• SketchUp

• Revit

• 3ds Max

• Lumion

• Enscape

• V-Ray

• Photoshop

• MS Office

AutoCAD और 3D software का practical knowledge अनिवार्य रखा जा सकता है.

1. Required Qualification

• B.Arch preferred.

• संबंधित Architecture Council registration, जहां legally required हो.

• 2 से 5 वर्ष का practical experience preferred.

• Residential projects का experience preferred.

• Working drawings और site coordination का practical knowledge जरूरी.

1. Quality Responsibility

Architect यह सुनिश्चित करेगा कि:

• Drawings में dimensions सही हों.

• सभी drawings आपस में coordinated हों.

• Floor plan और elevation में mismatch न हो.

• Structural openings सही जगह दिखाए गए हों.

• Door और window positions coordinated हों.

• Staircase dimensions practical हों.

• Toilet और kitchen layouts practical हों.

• Service shafts properly planned हों.

• Drawing site execution के लिए transparent हो.

1. Timeline Responsibility

Architect को प्रत्येक project के लिए agreed timeline के अनुसार drawings deliver करनी होंगी.

उदाहरण:

Concept Plan: 2 से 3 Working Days

Final Floor Plan: 2 से 3 Working Days

Elevation: 2 से 4 Working Days

3D: 3 से 5 Working Days

Working Drawings: 5 से 10 Working Days

Actual timeline project size और scope के अनुसार तय की जाएगी.

1. Commercial Responsibility

Architect को project शुरू होने से पहले:

• Scope of Work

• Number of Revisions

• Deliverables

• Professional Fees

• Payment Schedule

• Site Visit Charges

• Approval Charges

• 3D Charges

स्पष्ट रूप से define करना होगा.

1. Important Contract Conditions

Architect के agreement में यह भी शामिल करना चाहिए:

• Client की confidential information सुरक्षित रखना.

• बिना permission project drawings किसी अन्य client को share न करना.

• Company की अनुमति के बिना project photographs या drawings public नहीं करना.

• Approved design में unauthorized changes न करना.

• Site पर verbal instruction देने के बजाय आवश्यक technical instruction drawing या written communication से देना.

• Building regulations और applicable professional standards का पालन करना.

• अपनी professional negligence से होने वाली गलती की जिम्मेदारी लेना, जहां कानून और agreement इसकी अनुमति देते हों.

1. Reporting

Architect को report करना होगा:
