Company Description Technocraft Architects and Planners is a Mumbai-based architectural firm with over 20 years of practice and partners bringing more than 25 years of experience in the field. The firm delivers innovative, sustainable, and functional design solutions across residential, commercial, industrial, educational, institutional, and redevelopment projects. Supported by a team of skilled architects, the studio focuses on spaces that are both practical and aesthetically aligned with client vision. Led by partner Vedika Gadre, registered with the Council of Architecture, the firm is authorized to handle licensing and execution with multiple Urban Local Bodies across India, and is empanelled with various government organizations, offering exposure to diverse and large-scale projects.
Role Description
The Junior Architect will work full-time at the Mumbai office, supporting senior team members across architectural design, statutory approvals, liaisoning, project coordination and execution for projects in Mumbai, MMR and across Maharashtra .
The role will include preparing concept designs, schematic layouts, presentation drawings, working drawings, construction documentation, 2D/3D presentations and statutory submission drawings . The candidate will coordinate with architects, structural consultants, MEP consultants, contractors, clients and other project stakeholders, while maintaining project schedules, drawings, approval records and documentation.
A significant part of the role will involve liaisoning and statutory approval coordination , including:
- Preparation and coordination of municipal / authority submission drawings, forms, area statements, checklists and approval documentation .
- Understanding and application of relevant DCPR, UDCPR, Development Plans, Regional Plans, planning regulations, building bye-laws and approval procedures .
- Assisting with proposals and approvals before authorities such as MCGM/BMC, MHADA, MMRDA, SRA, MIDC, PMRDA, CIDCO/NAINA, Municipal Corporations, Municipal Councils, Town Planning, Collector/Revenue Authorities and other competent authorities , depending upon project jurisdiction.
- Coordination for IOD, CC, amended approvals, layout approvals, development permissions, occupation-related approvals and other building permissions , as applicable.
- Assisting in N.A. permission / land-development approval processes , including coordination of Property Cards, 7/12 extracts, mutation records, survey plans, zoning documents and related land records.
- Coordination with specialist departments/consultants for Fire, CFO,
Environment, Forest, CRZ/MCZMA, Aviation/AAI, Traffic, Tree Authority, MPCB, Water Resources, utilities and other project-specific NOCs .
- Visiting government and statutory offices for submission, scrutiny, follow-up, meetings, hearings and compliance , under the guidance of senior team members.
- Preparing and maintaining approval trackers showing submissions, queries, compliances, pending NOCs, authority remarks and approval milestones.
- Assisting in preparing reply/compliance drawings and documents against authority scrutiny remarks .
- Coordinating with liaison consultants, surveyors, advocates, revenue consultants and other external professionals.
- Researching applicable regulations and preparing preliminary development-potential, FSI, zoning and approval feasibility inputs under senior guidance.
- Maintaining systematic digital and physical records of sanctioned plans, approvals, NOCs, correspondence and statutory submissions .
The role will also involve site visits to understand execution, verify site conditions and ensure compliance with sanctioned drawings and design intent.
The ideal candidate should be proactive, technically sound, comfortable with fieldwork and authority coordination, willing to travel within Mumbai/MMR and Maharashtra when required, and keen to develop expertise not only in architectural design but also in development regulations and the statutory approval process.
This role is particularly suitable for a young architect who wants exposure to the complete project lifecycle — from feasibility and design to approvals, liaisoning and execution.
Qualifications
- Bachelor’s Degree in Architecture (B.Arch.) from a recognised institution; Council of Architecture (COA) registration/eligibility preferred.
- Strong foundation in architectural planning and design , with the ability to develop concepts into schematic designs, working drawings and coordinated construction documentation.
- Good working knowledge of AutoCAD and SketchUp is essential; proficiency/exposure to Revit/BIM, Photoshop/Adobe Creative Suite, D5 Render, Lumion or equivalent visualisation software will be an advantage.
- Basic understanding of DCPR 2034,
UDCPR and applicable Development Plan/Regional Plan regulations , with a willingness to develop solid expertise in development regulations.
- Understanding of municipal and statutory approval processes , including preparation of submission drawings, area statements, approval documentation and compliance drawings.
- Interest in developing hands-on experience in liaisoning and statutory approvals with authorities across Mumbai, MMR and Maharashtra , including MCGM/BMC, MHADA, MMRDA, SRA, MIDC, CIDCO/NAINA, PMRDA, Municipal Corporations/Councils, Town Planning and Revenue Authorities, as applicable.
- Willingness to undertake authority visits, submissions, follow-ups, scrutiny meetings, site visits and project-related travel within Mumbai/MMR and Maharashtra when required.
- Basic understanding of FSI calculations, development potential, setbacks, open spaces, parking, building heights, access requirements, zoning and other planning parameters will be preferred.
- Ability to assist with coordination of project-specific NOCs and approvals , including Fire/CFO, Environment, CRZ/MCZMA, Forest, Aviation/AAI, Tree Authority, Traffic, MPCB, Water Resources and utilities, wherever applicable.
- Good project coordination and documentation skills , including maintaining drawing registers, submission records, approval trackers, consultant coordination and project schedules.
- Ability to coordinate effectively with clients, senior architects, structural/MEP consultants, contractors, liaison consultants, surveyors and other project stakeholders .
- Strong technical drawing, presentation, written communication and report-preparation skills .
- Comfortable working with digital project-management and office systems ; familiarity with Odoo/CRM/project-management platforms, cloud-based documentation and AI-assisted workflows will be an advantage.
- Strong attention to detail, accountability and ability to follow up systematically and close assigned tasks within timelines .
- Ability to work both independently and collaboratively in a fast-moving architectural and approvals environment.
- 0–3 years of professional experience may be considered, provided the candidate demonstrates strong technical aptitude and willingness to learn.
- Candidates should have a genuine interest in gaining exposure across the complete development lifecycle — Land & Development Feasibility → Architecture & Planning → Statutory Approvals & Liaisoning → Working Drawings → Coordination → Site Execution.
