- Manage end-to-end facility operations and maintenance of residential premises, common areas and shops.

- Supervise Hard &
- Soft Services, including engineering, housekeeping, security and general facility operations.

- Plan and monitor Preventive Maintenance (PM), Corrective Maintenance (CM), breakdown maintenance and AMC activities.

- Oversee electrical, plumbing, civil, carpentry, building services and fire & life safety systems.

- Conduct regular facility inspections and audits and ensure timely resolution of maintenance defects, leakage, electrical faults, civil issues and other concerns.

- Lead maintenance teams, allocate work and ensure quality, timely completion, SOP and safety compliance.

- Manage vendors, contractors and service agencies, including selection, negotiation, performance monitoring and AMC coordination.

- Monitor housekeeping and security services, including manpower deployment, attendance, discipline, grooming and service quality.

- Manage customer coordination before and after possession, including handover, complaints and timely resolution of facility-related issues.

- Coordinate with Project and Sales Departments for snagging, de-snagging, leakage/civil works and upcoming possession readiness.

- Ensure uninterrupted water supply, electricity and other essential services for residents.

- Coordinate procurement and replacement of furniture, fixtures, consumables and maintenance materials.





- Monitor facility expenses and ensure ERP-based invoice processing, documentation and approvals.

- Maintain AMC, vendor, inspection, breakdown, maintenance and statutory/compliance records.

- Prepare daily, weekly, monthly and annual MIS/reports and provide updates to management.

- Drive cost optimization, resource planning, facility improvement and operational efficiency.

- Perform other duties assigned by the Department Head / Management.

Experience

- 6 to 11 years of relevant experience in Facility Management / Building Maintenance.

- Experience in Residential / Real Estate projects preferred.

Education / Qualification

- Diploma / Bachelors Degree in Civil, Electrical, Mechanical, Facility Management or related field.
