Schnell Builders Pvt. Ltd. | Gurugram The Role

Build the HR function for an EPC and real estate group from the ground up — covering head-office staff, engineers deployed across project sites, contract labour under principal-employer liability, and the Schnell Realty sales team.

HR Framework

- Set up the HR department — SOPs, employee handbook, grade structure, and documented processes for requisition, onboarding, transfer and exit.
- Run separate but linked operating models for corporate, site and sales roles.

Site HR & Labour Compliance

- Own compliance under BOCW, CLRA, ISMW, Minimum Wages and state labour rules.
- Manage labour licences, BOCW registration, cess filings and statutory registers, audit-ready.
- Verify subcontractor PF/ESIC and wage compliance before RA bill release.
- Plan site manpower mobilisation and demobilisation against project schedules.
- Oversee labour welfare, attendance systems at remote sites, and EHS coordination on inductions and accident reporting.

Talent Acquisition

- Hire civil, structural, MEP, QA/QC, planning, billing and safety roles at mobilisation speed.
- Maintain a standing pipeline so hiring does not begin at award stage.
- Build the realty sales function — sales managers, channel partner managers, CRM and post-sales.

Performance & Rewards

- Design appraisals around project milestones, not calendar cycles alone.
- Build sales incentive structures tied to collections, not bookings.
- Define transfer, site allowance, accommodation and travel norms.
- Drive retention and grievance redressal at site and sales levels.

Policy, POSH & ER

- Implement leave, attendance, reimbursement,



conduct and POSH policies across office and site.
- Run the POSH Internal Committee, including site-level awareness.
- Handle IR, labour disputes and contractor-side escalations with project teams.

Payroll & Statutory

- Ensure timely PF, ESIC, TDS, PT, Bonus, Gratuity and cess filings across states.
- Reconcile overtime, site allowance and shift payments with Finance.
- Run annual ITR awareness sessions and maintain audit trails on all payroll changes.

HR Tech & MIS

- Build dashboards for headcount by site, attrition, manpower cost per project and compliance status.
- Automate monthly HR MIS for leadership with workforce planning insights.

Exit

- Manage exit formalities, asset recovery, site handover, exit interviews and timely full & final settlements.

What We're Looking For

- 5+ years in core HR across strategy and operations.
- Construction, EPC, infrastructure or real estate experience strongly preferred.
- Working knowledge of BOCW, CLRA, PF, ESIC, TDS, POSH and multi-state payroll.
- Hands-on with HRMS platforms (Zoho People or equivalent).
- Experience setting up or restructuring HR in a growing organisation.
- Comfortable with data, dashboards and MIS.
- Willing to travel to project sites.
