The GM – Mall Leasing is responsible for driving leasing strategy, tenant acquisition, retention, and revenue optimization for the mall/portfolio of malls. This role owns the leasing P&L;, brand mix strategy, and relationships with national/international retail brands, ensuring optimal occupancy, footfall-driving tenant mix, and rental income growth in line with the asset's positioning.
Key Responsibilities
Leasing Strategy & Revenue
Develop and execute the overall leasing strategy aligned with the mall's positioning (premium, mid-market, value, etc.)
Own and deliver leasing revenue targets (fixed rent, revenue share, CAM, marketing fund contributions)
Design optimal tenant/category mix (anchor, vanilla, F&B;, entertainment, services) to maximize footfall and sales per sq. ft.
Monitor market trends, competitor malls, and rental benchmarks to inform pricing strategy
Tenant Acquisition & Relationship Management
Identify, pitch, and onboard recent brands — national, international, and local — across categories
Negotiate lease terms, rentals, security deposits,
fit-out periods, and revenue-share arrangements
Build and maintain robust relationships with retail brand owners, franchise partners, and real estate consultants/brokers
Manage lease renewals, renegotiations, and rent escalations
Occupancy & Portfolio Management
Maintain healthy occupancy levels (target typically 95%+) and minimize vacancy periods
Track lease expiries, renewal pipeline, and churn; proactively manage tenant lifecycle
Handle tenant exits, re-leasing, and space reconfiguration for optimal yield
Financial & Commercial Management
Prepare and manage the leasing budget, revenue forecasts, and MIS reporting
Track tenant sales performance, revenue share collections, and receivables
Work closely with finance on lease documentation, billing, and dispute resolution
Conduct feasibility and profitability analysis for recent tenant proposals
