About the Role
Quambiant Developers is looking for a Legal Executive to support its expanding real estate development and building operations in Bangalore. The role will involve managing real estate and property-related legal matters, statutory compliance, contract documentation, RERA compliance, title due diligence, registration processes, and coordination with external legal counsel.
The ideal candidate should have strong knowledge of real estate documentation and regulatory processes, with the ability to independently coordinate multiple legal requirements across projects.
Key Responsibilities
1. Land & Real Estate Due Diligence
- Conduct legal due diligence for prospective land parcels, joint-development properties, and acquisition opportunities.
- Review historical title deeds, Encumbrance Certificates, revenue records, RTCs, Khata certificates, and other relevant property documents.
- Identify and highlight potential legal risks or title-related concerns.
2. Statutory Compliance & Approvals
- Assist in tracking, securing, and maintaining documentation for statutory and regulatory approvals.
- Coordinate for approvals and clearances from authorities such as BBMP, BDA, BMRDA, KSPCB, and other relevant regulatory bodies.
- Track environmental clearances, building plan sanctions, and other project-related approvals.
3. Contract Drafting & Management
- Draft, review, and coordinate legal documentation for real estate transactions, including:
- Sale Agreements
- Sale Deeds
- Joint Venture (JV) Agreements
- Development Agreements
- General Powers of Attorney (GPA)
- Review and manage operational contracts, including architectural, engineering, contractor, procurement, lease,
and rental agreements.
4. RERA & Regulatory Compliance
- Ensure ongoing and upcoming projects in Karnataka comply with Karnataka RERA (K-RERA/KERA) requirements.
- Monitor project-related legal documentation, disclosures, filings, and regulatory compliance.
- Maintain appropriate records and documentation to support ongoing compliance.
5. Corporate Secretarial Coordination
- Coordinate with corporate counsel and external Company Secretaries for statutory requirements.
- Assist with statutory filings, maintenance of registers, board resolutions, and entity-level documentation.
- Support legal documentation requirements for local branches and entities.
6. Litigation & Legal Case Management
- Maintain records and track ongoing or potential legal matters.
- Monitor RERA complaints, consumer court matters, land disputes, and other legal proceedings.
- Coordinate with external/panel advocates and ensure timely follow-up on legal matters.
7. Customer & Property Documentation
- Standardize and oversee customer-facing legal documentation, including:
- Booking Forms
- Allotment Letters
- Builder-Buyer Agreements
- Tripartite Agreements
- Ensure documentation is accurate, complete, and legally compliant.
8. Registration & Conveyance
- Coordinate execution and registration of Sale Deeds and Conveyance Deeds.
- Liaise with local Sub-Registrar Offices in Bangalore for property registrations.
- Ensure smooth and timely completion of registration and property handover documentation.
Key Skills & Competencies
- Strong understanding of real estate and property laws.
- Positive knowledge of legal documentation and contract management.
- Understanding of RERA/K-RERA and local regulatory approvals.
- Strong drafting, reviewing, and negotiation skills.
- Excellent documentation and record-management abilities.
- Strong coordination skills with internal teams, government authorities, consultants, and external legal counsel.
- Attention to detail and ability to identify legal and documentation risks.
- Good communication and follow-up skills.
Preferred Experience
- Experience in real estate, property development, construction, or infrastructure legal functions will be preferred.
- Candidates with hands-on experience in property due diligence, real estate agreements, RERA compliance, registrations, and litigation coordination will be preferred.
What You Will Do
This role will serve as an important legal support function across Quambiant's Bangalore operations, ensuring that property transactions, project approvals, contracts, customer documentation, registrations, and regulatory requirements are handled accurately, efficiently, and in compliance with applicable laws.
Pay: ₹18,000.00 - ₹45,000.00 per month
