JOB DESCRIPTION – TECHNICAL LEAD – MEP
Department: Technical / Engineering – Facility Management
Reports To: Technical Manager / Facility Manager / Account Manager
Experience: 8–12 years relevant experience, including 3+ years in a supervisory / technical leadership role
1. Job Purpose
Responsible for the safe, reliable and efficient operation and maintenance of MEP and allied building services across assigned facilities. The role will lead technical teams, manage breakdowns and preventive maintenance, coordinate specialist vendors, support client requirements, and ensure statutory, safety and service-level compliance.
The role will also handle technical scope development, BOQ preparation/review and verification of vendor quotations before client submission, wherever required.
2. Key Responsibilities
MEP Operations & Maintenance
- Lead operation, preventive, predictive, corrective and breakdown maintenance of MEP systems.
- Ensure equipment reliability, uptime and timely closure of work orders.
- Troubleshoot major failures and conduct RCA for recurring issues.
- Ensure maintenance follows OEM recommendations, SOPs, checklists and FM standards.
Core Technical Systems
Electrical: HT/LT systems, transformers, DG sets, AMF/ATS, UPS & batteries, PCC/MCC, APFC, distribution boards, lighting, earthing and lightning protection.
Mechanical/HVAC: Chillers, AHUs, FCUs, ventilation/exhaust systems, pumps, motors, cooling towers, heat exchangers and associated controls.
Plumbing & Water: Water supply, drainage, sewage systems, pumps, tanks, valves, pipelines, STP/WTP and water-treatment equipment.
Fire & Life Safety: Fire pumps, hydrant/sprinkler systems, fire alarm systems, emergency lighting and other applicable life-safety systems.
Vertical Transportation: Lifts and escalators through specialist/OEM service providers.
BMS/Controls: BMS interfaces, sensors, controllers, alarms, monitoring and basic troubleshooting/coordination.
Allied Building Services / Specialist Works
The candidate should have practical understanding and vendor-coordination experience in the following building services:
- Glass works: Toughened glass, laminated glass, DGU/IGU, glass doors, partitions, glazing, sealant/silicone replacement, glass hardware and leakage/loosening issues.
- Doors & shutters: Rolling shutters, fire-rated doors, glass doors, automatic/sliding doors, sectional doors, door closers, hinges,
locks and associated hardware.
- Façade & envelope: Aluminium/ACP façades, curtain wall systems, glazing, façade sealants, expansion joints and minor façade repairs.
- Waterproofing: Terrace, podium, basement, toilet/wet-area and external waterproofing; leakage identification and repair coordination.
- Civil/building repairs: Minor masonry, plastering, tiling, flooring, ceiling, painting, grouting and patch-repair works.
- Metal works: MS/SS fabrication, railings, ladders, supports, brackets, bollards, gates and miscellaneous fabrication.
- Carpentry & interior works: Wooden/laminated doors, partitions, cabinets, skirting and minor interior repairs.
- Roof & drainage: Roof sheets, gutters, rainwater pipes, flashing and associated leakage/repair works.
- Specialist equipment: Coordinate OEM/service providers for lifts, escalators, kitchen equipment, access-control systems, CCTV, fire systems and other site-specific assets.
Note: The role does not require hands-on expertise in every specialist trade, but must have sufficient technical knowledge to inspect requirements, define scope, prepare/review BOQs, evaluate quotations and supervise specialist contractors.
Team Leadership & Complex Task Coordination
- Supervise engineers, supervisors, technicians, operators and contractors.
- Plan manpower, materials, work sequence and resources.
- Coordinate multi-disciplinary activities involving electrical, mechanical, HVAC, plumbing, fire, civil, glass, façade, shutter and specialist teams.
- Lead shutdowns, major repairs, equipment replacement and improvement projects.
- Ensure work quality, safety and timely completion.
- Provide technical guidance and on-the-job training.
BOQ, Scope & Quotation Verification
- Conduct site inspections and identify repair/replacement requirements.
- Prepare and review MEP and allied-services BOQs.
- Develop clear technical specifications, quantities, materials, labour, consumables, testing and installation requirements.
- Review vendor quotations against actual site requirements and approved scope.
- Identify incorrect quantities, specifications, exclusions, assumptions or missing items.
- Verify technically suitable quotations before client submission, wherever applicable.
Vendor & Client Management
- Coordinate with OEMs, specialist contractors, consultants and service providers.
- Review technical recommendations and contractor methodologies.
- Monitor quality, safety, timelines and SLA compliance.
- Act as a technical point of contact for the client.
- Support technical meetings, proposals, repair/replacement recommendations and improvement works.
Safety, Compliance & Documentation
- Ensure compliance with statutory requirements, EHS standards and site procedures.
- Ensure proper implementation of PTW, LOTO, electrical safety, hot work, work-at-height and confined-space requirements, as applicable.
- Maintain PM records, breakdown/RCA reports, asset history, BOQs, quotations, service reports, statutory documents, SOPs, method statements and risk assessments.

4. Qualifications & Experience
- Diploma / B.E. / B.Tech in Electrical, Mechanical, Mechatronics or related engineering discipline.
- 8–12 years of relevant MEP / Facility Management experience.
- 3+ years in a technical supervisory / leadership role preferred.
- Strong experience in building operations and maintenance.
- Experience in BOQ preparation, technical scope development and vendor quotation evaluation.
- Valuable understanding of MEP as well as allied building services and specialist contractor management.
