ROLE & RESPONSIBILITIES :

Take end-to-end ownership of hospitality project delivery across Design, Procurement, Construction, Cost, Quality, Safety, Testing & Commissioning and Handover, coordinating Client, Consultants, Contractors, Vendors and Operator requirements to achieve programme, budget, quality and safety objectives.

- Take overall responsibility for project delivery from design development through construction, commissioning and handover.
- Coordinate Client, Architect, Interior Designer, Structural, MEP and specialist consultants while maintaining clear accountability for deliverables and decisions.
- Drive timely design information, approvals and decisions required for uninterrupted construction, without duplicating the Design Managers technical design-control function.
- Monitor the Master Programme, contractor programmes, look-ahead plans, resources and critical milestones; drive recovery actions with the Planning Manager and execution teams where required.
- Manage site execution, interfaces, contractor performance, productivity and resource adequacy.
- Monitor quality against approved drawings, specifications, mock-ups and agreed benchmark standards.
- Ensure appropriate project HSE systems, statutory compliance and protected execution practices.
- Monitor procurement, material approvals, long-lead items and delivery dependencies.
- Review changes / variations and their cost and programme implications with Commercial / QS and Planning teams.
- Lead project and site coordination meetings and drive decisions and action items through closure.
- Manage RFIs, technical queries and multidisciplinary interface issues requiring project-level resolution.
- Coordinate mock-up rooms and benchmark approvals where applicable.
- Coordinate specialist hotel packages including Kitchens, Laundry, Spa, BMS, ELV, AV/IT and Fire & Life Safety.
- Drive testing & commissioning,



snagging / de-snagging, statutory approvals, phased handover and project closeout.
- Maintain accurate project reporting, risk and issue registers, action trackers and timely management escalation.
- Protect the Clients interests across Time, Cost, Quality, Safety, Accountability and Project Risk.

The candidate MUST HAVE:

- 8-12 years of building construction / project management experience.
- Demonstrable execution / project management experience on at least one substantial hotel or resort project, preferably through construction, fit-out, testing, commissioning and handover.
- Strong site execution and multidisciplinary coordination capability.
- Experience managing Consultants, Main Contractors and specialist vendors.
- Working understanding of Civil, Structure, Architecture, Interiors and MEP.
- Strong programme monitoring, contractor management and recovery follow-up capability.
- Working understanding of BOQ, variations, procurement and commercial implications.
- Quality, HSE, snagging, testing, commissioning and handover experience.
- Strong leadership, reporting, decision-making and stakeholder-management skills.

PREFERRED CANDIDATE PROFILE:

- Hotels / resorts / luxury hospitality projects.
- Client-side / PMC project management experience.
- Exposure to guestrooms, public areas, F&B;, banquets, BOH and specialist hotel systems.
- FF&E; / OS&E; and operator / brand coordination.
- Additional exposure to luxury residential, high-rise commercial or premium fit-out projects.
