About the Role

We are looking for a Design & Execution Lead – Interiors to take end-to-end ownership of commercial and residential interior projects, from design development through site execution and final handover.

This is a hands-on design and execution leadership role. The candidate will be responsible for translating design concepts into practical, buildable solutions and ensuring their successful execution at site.

The ideal candidate should have robust experience in interior design, technical drawings, construction detailing, site execution, contractor and vendor coordination, material selection, MEP coordination, BOQs, and project delivery.

The role requires someone who can independently manage the interface between design, site, contractors, consultants, vendors, clients, and internal project teams and ensure projects are delivered with the required quality, timelines, and execution standards.

Key Responsibilities

- Design & Design Development
- Lead the design development of commercial and residential interior projects.
- Develop and review space planning, layouts, elevations, sections, furniture layouts, RCPs, flooring layouts, joinery details, and working drawings.
- Convert design concepts into practical, technically feasible, and execution-ready solutions.
- Prepare design concepts, mood boards, material palettes, and finish specifications.
- Ensure design decisions are aligned with site conditions, budget, material availability, and execution feasibility.
- Review and approve design and technical drawings before issuing them for execution.

- Site Execution & Project Delivery

- Take end-to-end responsibility for site execution of assigned interior projects.
- Conduct regular site visits and monitor project progress, workmanship, quality, and adherence to approved drawings.




- Ensure execution is carried out in accordance with approved designs, working drawings, BOQs, specifications, and quality standards.
- Coordinate closely with site engineers, supervisors, contractors, vendors, consultants, and internal teams.
- Verify site measurements and existing conditions before and during execution.
- Identify and resolve design, technical, coordination, and execution issues at site.
- Ensure proper sequencing and coordination of various interior works.
- Monitor site progress and proactively identify risks that may affect project timelines or quality.
- Minimize rework by identifying drawing, material, coordination, and execution issues at an early stage.

3. Contractor & Vendor Coordination
- Manage day-to-day coordination with contractors, subcontractors, fabricators, suppliers, and vendors.
- Communicate drawings, specifications, material requirements, and quality expectations clearly to execution teams.
- Review contractor shop drawings, samples, mock-ups, and proposed execution methodologies.
- Monitor contractor performance, workmanship, and adherence to project requirements.
- Coordinate material deliveries and ensure materials are available as per project schedules.
- Evaluate alternative materials and execution solutions where required.

4. Technical & MEP Coordination
- Coordinate with civil, structural, electrical, plumbing, HVAC, fire, and other consultants.
- Review MEP and consultant drawings for coordination with interior works.
- Identify clashes between architectural/interior elements and building services.
- Ensure electrical, lighting, HVAC, plumbing,



and other services are properly integrated into the interior design.
- Resolve technical issues arising during execution in coordination with relevant consultants and site teams.

5. Materials, BOQ & Cost Coordination
- Prepare and/or review BOQs, quantity take-offs, estimates, material specifications, and design-related cost inputs.
- Select materials, finishes, furniture, fixtures, and fittings based on design intent, quality, budget, availability, and execution requirements.
- Review material samples and ensure site execution uses approved materials and finishes.
- Identify opportunities for cost optimization without compromising design intent or quality.
- Coordinate with procurement and commercial teams on material requirements and project scope changes.
- Monitor material wastage and avoid unnecessary rework or cost escalation.

6. Client & Stakeholder Management
- Participate in client meetings, design presentations, material selections, and site reviews.
- Understand client requirements and translate them into practical design and execution solutions.
- Present design proposals, material options, and execution solutions to clients.
- Communicate project progress and highlight key design or execution decisions.
- Coordinate effectively between clients, consultants, contractors, vendors, and internal teams.
- Ensure timely closure of decisions and approvals required for project execution.

7. Quality & Project Controls
- Establish and maintain expected quality standards across project execution.
- Conduct regular inspections at critical stages of construction and interior fit-out.
- Ensure workmanship and finishing meet approved design and project standards.
- Monitor project schedules and coordinate with relevant teams to maintain timelines.
- Track pending design decisions, material approvals, site issues, and execution dependencies.
- Support snagging, rectification, final inspection, and project handover.
