Title: BMS / ELV Commissioning Engineer

Location: Mumbai (Traveling PAN India)

CTC: 3 LPA to 6 LPA

• Responsible for detailed engineering, testing and commissioning activities in accordance with project specifications, approved drawings, site conditions and the main contract schedule.

• Review approved shop drawings, schematics, control philosophy, point schedules, sequence of operation and system architecture prior to execution and commissioning.

• Develop, modify and test application programming for DDC controllers and verify the sequence of operation.

• Explain shop drawings, control philosophy, DDC connectivity, ELV architecture and testing procedures to site technicians and project engineers.

• Carry out on-site testing, commissioning, tuning and optimization of DDC panels and ensure reliable communication with the BMS software.

• Test and verify field devices including sensors, actuators, valves, switches, meters and other connected devices, and advise the project team regarding installation, wiring and termination.

• Perform complete Input/Output (I/O) point-to-point testing, loop checking, functional testing and sequence-of-operation testing for BMS systems.

• Carry out ELV system testing and commissioning activities, including Fire Alarm, CCTV, Access Control, VESDA, Public Address/Voice Evacuation, Water Leak Detection, Gas Suppression and other project-specific ELV systems, as applicable.

• Verify ELV system devices, controllers, panels, cabling, network connectivity, software configuration, cause-and-effect logic and system functionality as per approved project requirements.

• Coordinate ELV system integration with BMS and other third-party systems wherever required, and verify alarms, status, commands and data exchange.

• Attend client, consultant and third-party vendor meetings and coordinate commissioning activities, testing schedules, site access and technical requirements.





• Interact with the client/consultant to understand BMS graphics and ELV monitoring requirements and coordinate development of customized graphics and system displays.

• Install and configure BMS workstation/server software at site, establish communication with DDC controller networks, and link system objects and alarms to graphics.

• Integrate third-party devices and controllers with BMS graphics and verify communication, data mapping and alarm/status functionality.

• Ensure that all system hardware, panels, devices, field wiring, network cabling and communication interfaces are installed and terminated correctly before testing.

Key Skills

• Hands-on experience in BMS installation, testing, commissioning, troubleshooting and maintenance, including sensors, actuators, controllers, DDC/control panels, I/O points, field wiring and system operation.

• Experience with Honeywell WEBs, Honeywell IQ Vision and/or Tridium Niagara Building Management Systems.

• Valuable knowledge of BACnet, LON, Modbus, M-Bus, OPC and other commonly used communication protocols.

• Knowledge of HVAC equipment and systems including AHUs, FCUs, fans, air distribution systems, chillers, pumps and associated control sequences.

• Good understanding of BMS system architecture, control philosophy, sequence of operation, I/O schedules, graphics, alarms and trend logs.

• Hands-on understanding of ELV system installation, testing and commissioning, with experience in Fire Alarm, CCTV, Access Control, VESDA, PA/Voice Evacuation, Water Leak Detection, Gas Suppression and related systems being highly desirable.

• Good communication and coordination skills for interaction with clients, consultants, contractors, vendors and internal project teams.

• Knowledge of basic HVAC concepts and practical understanding of BMS project execution, testing, commissioning and handover.

Experience:

3 to 4 years with BE (Electrical / Electronics / Instrumentation) or 4 to 6 years with Diploma, preferably with hands-on experience in BMS and ELV system testing, commissioning and site execution.
