Role Overview

We are looking for an experienced Assistant General Manager – Projects to lead and manage the company's infrastructure and expansion projects across new hospitals, clinics, and facility upgrades.

The candidate will be responsible for managing multiple projects, contractors, timelines, budgets, quality, project coordination, and final handover while ensuring projects are completed within approved schedules and costs.

Key Responsibilities

1. Project & Programme Management

- Manage the overall project delivery programme across multiple locations.
- Prepare and monitor project timelines, milestones, budgets, and resource requirements.
- Track project progress and identify delays, risks, and dependencies.
- Take timely corrective actions to ensure project commitments are achieved.

2. Contractor Management

- Develop and maintain a strong regional contractor/vendor network.
- Evaluate contractors based on technical capability, experience, capacity, quality, and past performance.
- Coordinate with Procurement for contractor selection and work allocation.
- Monitor contractor performance throughout the project lifecycle.

3. Project Execution & Controls

- Establish project stages, review checkpoints, reporting formats, and escalation mechanisms.
- Monitor project execution against approved scope, timelines, and specifications.
- Ensure required approvals are obtained before project awards, scope changes, or major variations.
- Maintain proper project documentation and reporting.

4. Cost & Budget Management

- Review project estimates, budgets, schedules, and technical-commercial proposals.
- Monitor project commitments, variations, and forecast completion costs.
- Ensure projects remain within approved budgets.
- Prevent unauthorized or undocumented scope changes.

5. Contract Management





- Monitor contractor agreements, milestones, specifications, retention, guarantees, and defect obligations.
- Coordinate with Legal, Procurement, and Finance regarding contractual matters.
- Track delays, defects, penalties, deductions, and other contractual requirements.

6. Cross-Functional Coordination

- Coordinate with Real Estate, Design, Operations, Procurement, Finance, IT, Biomedical, and other departments .

- Ensure timely availability of site access, drawings, materials, equipment, manpower, and other project requirements.
- Ensure all departments are aligned with project and opening timelines.

Review & Reporting

- Conduct regular project review meetings with internal teams and contractors.
- Monitor site progress and review supporting site evidence.
- Prepare and present project status reports to management.
- Highlight key risks, delays, cost variations, and decisions required.
- Maintain corrective-action tracking for delayed or high-risk projects.

8. Handover & Closure

- Ensure testing and commissioning are completed properly.
- Monitor snag identification and closure.
- Ensure all project documentation, drawings, approvals, and completion records are properly maintained.
- Coordinate final handover of completed projects to the Operations team.
- Monitor pending defects during the defect liability period.

Required Qualifications

- B.E./B.Tech in Civil Engineering or B.Arch .

- Postgraduate qualification in Construction Management / Project Management will be preferred.
- 14–18 years of relevant project delivery experience.
- Minimum 5 years of experience managing multi-site or large-scale projects .

- Experience in healthcare infrastructure, hospitals, hospitality, or organised retail projects will be preferred.

- Review all active projects and current project status.
- Establish project programme, reporting structure, and review checkpoints.
- Evaluate existing contractors and project delivery processes.

By 60 Days

- Establish the contractor panel and evaluation process.
- Implement baseline project schedules and delivery controls.
- Strengthen project tracking and reporting mechanisms.

By 90 Days

- Implement regular variance and risk reviews.
- Establish documented contractor award and scope-change controls.
- Ensure corrective-action tracking is operational across active projects.
