Job DescriptionAbout the role
nACRED is a Bengaluru property firm working across Architecture, Construction, Real Estate, Engineering, Development and Interiors. On the real estate side we work as a mandate partner to developers, owning the sales outcome on the projects we take on.
nWe're currently running the mandate for a G+10 residential project in Devanahalli, North Bengaluru
nYou own the number on this project. You close directly, build a channel partner network, and lead a small sales team that grows as our mandates do. Reports to the Founder & CEO.
nSuccess at six months: booking targets met consistently, a CP network that converts, and a team closing independently. First senior sales hire in the function — you build it, not inherit it.
nResponsibilities

Own monthly and quarterly booking targets in units and valuen
Conduct site visits, presentations and client meetings personally, and close themn
Manage the full cycle — walk-in, qualification, negotiation, booking, agreement, collectionsn
Drive unit-mix and floor-wise absorption,
not just what sells easiestn
Empanel and activate channel partners across Bengaluru, weighted to North Bengaluru and the airport corridorn
Track CP performance and build depth in the ones who convertn
Set targets for the sales team, review against actuals, and coach on pitch and negotiationn
Work with pre-sales and marketing on lead quality and campaign feedbackn
Track competitor pricing, offers and inventory movement in the micro-marketn
Flag pricing and positioning issues early, with numbersn
Keep CRM records accurate; keep all client communication within K-RERA normsn
nQualifications

n
5–8 years in residential real estate sales in Bengaluru, with a demonstrable closing recordn
Direct experience building and working a channel partner networkn
Prior experience leading a sales teamn
Comfortable selling a ₹1 Cr+ product to an informed buyern
