Role & responsibilities
Evaluates financial records, construction costs, project budgets, and internal controls to ensure compliance, manage risks, and prevent fraud in property developments
Project/Maintenance Cost Audits: Review land acquisition costs, construction expenditures, contractor payments, and budget variances.
Revenue & Sales Verification: Audit booking amounts, collections, customer cancellations, refunds, and revenue recognition policies.
Contract & Joint Venture Review: Examine legal agreements, vendor contracts, lease terms, and joint venture structures for financial and operational compliance.
Regulatory Compliance: Ensure adherence to local real estate regulations (such as RERA guidelines), zoning laws, and tax filings.
Internal Control Evaluation: Test operational processes like vendor selection, site inventory management, and authorization workflows. Test the systems and rules a company uses to safeguard its assets and prevent errors or fraud.
Reporting:
Prepare audit reports detailing risk exposures and practical recommendations for management and the audit committee
Risk Assessment: Identify and evaluate potential financial, operational, and compliance risks that could hurt the business.
Process Optimization: Review daily business procedures to find inefficiencies and recommend better ways to work.
Fraud Investigation: Look into suspicious activities, red flags, or misconduct within the organization.
Reporting Findings: Prepare transparent audit reports and present recommendations for improvement to senior management and the board of directors.
Preferred candidate profile
Education: Bachelors degree in Accounting, Finance,
Technical Skills: Proficiency in ERP systems, data analytics tools, and real estate management software.
