Facility Manager - Technical
Key Responsibilities1. Technical Facilities Operations
Manage day-to-day technical operations of the facility and ensure uninterrupted building services.
Oversee operation and maintenance of all MEP and engineering systems.
Ensure optimum performance and reliability of HVAC, electrical, DG, UPS, BMS, fire & life safety, plumbing, STP/WTP and other building systems.
Monitor critical equipment and ensure timely escalation of abnormalities.
Ensure engineering operations are carried out as per approved SOPs and client requirements.
2. Preventive & Corrective Maintenance
Plan, schedule and monitor preventive maintenance activities for all critical and non-critical equipment.
Ensure timely completion of preventive and breakdown maintenance.
Analyze recurring equipment failures and implement corrective and preventive actions.
Maintain equipment history, maintenance records and asset registers.
Drive equipment reliability and minimize downtime.
3. Electrical & HVAC Management
Ensure safe operation of HT/LT electrical systems, transformers, panels, DG sets, UPS and associated equipment.
Monitor HVAC systems including chillers, AHUs, FCUs, pumps and ventilation systems.
Monitor energy consumption and identify opportunities for energy optimization.
Ensure appropriate load management and operational efficiency.
4. Fire & Life Safety
Ensure all fire and life-safety systems are operational and maintained as per statutory requirements.
Coordinate testing and maintenance of fire alarms, hydrants, sprinklers, pumps and emergency systems.
Conduct emergency preparedness drills and ensure closure of identified gaps.
Maintain all statutory and safety documentation.
5. Team Management
Lead and manage the technical engineering team.
Prepare manpower deployment and shift rosters.
Conduct daily technical briefings and toolbox talks.
Monitor team performance, attendance, productivity and compliance.
Train engineers and technicians on equipment operation, safety and emergency procedures.
6. Vendor & AMC Management
Manage technical vendors and service partners.
Monitor AMC/CMC contracts and ensure service delivery as per agreed SLA/KPI.
Review vendor performance and ensure timely closure of observations.
Validate service reports, quotations and vendor invoices.
Coordinate with OEMs and specialist agencies for critical equipment.
7. Statutory Compliance & Audits
Ensure compliance with applicable statutory, safety and environmental requirements.
Maintain licenses, certificates, inspection reports and statutory records.
Coordinate statutory inspections and audits.
Ensure timely closure of audit observations and compliance actions.
8. Energy & Cost Management
Monitor electricity, water, fuel and other utility consumption.
Identify energy-saving and cost-optimization opportunities.
Track utility trends and prepare monthly consumption reports.
Drive initiatives to reduce energy consumption without affecting workplace comfort or operations.
9. Projects & CAPEX
Support and manage technical projects, fit-outs, renovations and engineering upgrades.
Review technical specifications, drawings, BOQs and vendor proposals.
Coordinate project execution with contractors and stakeholders.
Monitor project quality, timelines, safety and budget.
Ensure proper handover, documentation and asset updating after project completion.
10. Client & Stakeholder Management
Act as the primary technical point of contact for the client and business stakeholders.
Attend technical review meetings and present operational performance.
Manage escalations and ensure timely resolution of technical issues.
Coordinate with Security, GSA, EHS, IT, Transport and other workplace functions.
11. MIS & Reporting
Prepare and maintain regular reports covering:
Preventive maintenance compliance
Breakdown and downtime
Critical equipment status
Energy and utility consumption
Vendor/AMC performance
Statutory compliance
Incidents and corrective actions
Manpower and productivity
CAPEX/project status
SLA/KPI performance
Key SkillsStrong knowledge of MEP and building engineering systems

Qualification & ExperienceDegree/Diploma in Electrical, Mechanical, Engineering or related discipline.
8–12 years of experience in technical facilities management, engineering operations or integrated facilities management.
Experience in corporate/MNC, commercial, technology or large campus environments preferred.
Experience managing engineering teams, vendors and critical MEP systems.
Strong knowledge of statutory and safety requirements.
