Ayathana is seeking an enthusiastic, organized and detail oriented individual to join our Home Plans Category team as our Quantity Surveyor - Building Materials. In this role, you will be responsible for doing extensive research on product lines in the building materials space, developing and maintaining relationships with building materials suppliers / vendors, preparing accurate BOQs and cost estimates for both readymade and custom home plans.

Budget for the role: 28K to 33K per month

KEY RESPONSIBILITIES

Working Drawings.

- Prepare Civil drawings (mainly civil drawings e.g. Electrical, Plumbing, Joinery, Sections).
- Develop coordinated layout plans based on design input from Architect teams.
- Create detailed section and construction details.
- Revise and update drawings as per site conditions and Architect feedback.
- Ensure all drawings are compliant with local codes, regulations, and industry standards.
- Provide support during construction for as-built updates and revisions.
- Required Skills & Experience: Minimum 2 to 6 months of experience in civil drafting (preferably for commercial projects).
- Proficient in AutoCAD; knowledge of BIM is a strong advantage.
- BTech or Diploma or equivalent Degree in Civil.
- Ability to coordinate across disciplines (Architectural, civil execution).
- Understanding of local construction practices and relevant building codes.
- Experience preparing coordinated drawings for design-build projects is a plus.
- Robust attention to detail and communication skills.
- Manage workload and prioritize tasks to meet project deadlines.




- Communicate effectively with teams to ensure timely delivery.
- BOQ and MRF Preparation is a plus

- Responsible for reviewing the Autocad drawings, specifications and taking off quantities from drawings and accordingly preparing the Bill of Quantities (BOQ).
- Review BOQ / estimates provided by service partners engaged by customers through our platform.

Market Research & Assessment

- Conduct an extensive product based market research and assessment in the building materials space for the best products that align with our project requirements.

Technical Specifications & Estimations

- Prepare technical specifications of products and provide quantities estimation (Civil, electrical, plumbing etc), rate analysis and detailed cost estimates of materials and labour for all the readymade plans on the website and customized home plans.

Civil & MEP Installations

- Demonstrate thorough understanding of civil construction and MEP installations for the residential category.

Package Preparation

- Prepare individual packages for civil and MEP for all the readymade and customized plans.

Cost Analysis & Vendor Management

- Responsible for creating rates breakdown for each BOQ item for every home plan.




- Perform cost comparisons and advise the most efficient combination of cost.
- Researching, sourcing, negotiating and obtaining the best prices and quotes from suppliers / vendors.
- Prepare comparative statements to analyze and select the most appropriate vendors / suppliers.
- Prepare vendors / suppliers cost comparison report to categorize vendors across price points.

Data Compilation & Documentation

- Collect all technical data sheets, specifications, shop drawings and compile them for reference & future requirements.
- Consolidate prices upon consultation with the management periodically.
- Assist in updating latest prices for the material / products.
- Prepare & follow up documentation for claims / balance payments and deliveries of completed milestones as agreed.
- Create and maintain an accurate cost estimating database of all unit prices & MOQs.

SKILL SETS & EXPERIENCE

- Bachelor's Degree in Civil / Electrical Engineering or Construction Management or any related field.
- 6 months to 3 years experience in BOQ preparation, building materials procurement, cost estimation & vendor management across civil & MEP packages.
- Able to work under a tight schedule and deliver all the responsibilities within deadlines.
- Teamwork, relationship building and influencing skills.
- Commercial awareness and attention to detail.
- Numeracy
- Excellent written and verbal communication skills, including the ability to present complex information to a group and one on one setting.
- Expert level knowledge in MS office Suite(mostly xls) and Autocad.
