From startups to multinationals, we offer a blend of world-class amenities, scalable offerings and supportive environments to work, collaborate, and resonate towards collective wins. /n What we're looking for /n We are looking for an experienced and highly driven Vice President – Projects / Project Head to lead wrkwrk's complete project development and execution function. /n The ideal profile is a 60:40 blend of commercial fit-outs and construction expertise — with strong experience in commercial office/workspace fit-outs, along with an excellent understanding of design, interiors, finishes, BOQs and execution, and the ability to work closely with architects, designers, MEP consultants and contractors. The remaining 40% should come from solid civil and construction experience, including exposure to ground-up commercial/office projects and a good understanding of construction, structural elements, base-build, MEP, planning, costs and timelines. /n What you'll be doing /n Project Leadership & Execution /n /n

- Own the overall Projects and Development strategy for wrkwrk's existing and future locations.

/n

- Partner with Leadership, Real Estate, Sales, Design and Operations teams to translate business expansion plans into executable project strategies.

/n

- Evaluate project feasibility, development timelines, capital requirements and execution risks for new locations.

/n

- Lead the complete lifecycle of commercial office, coworking and managed workspace projects—from the base build - site assessment and feasibility to design, execution, commissioning and handover.

/n

- Ensure projects are delivered within approved scope, timelines, quality standards and budgets.

/n





- Establish strong governance mechanisms for project reviews, milestone tracking and escalation management.

/n

- Identify risks early and implement mitigation plans to avoid delays, cost overruns and quality issues.

/n

- Ensure seamless handover of completed projects to Operations with complete technical and asset documentation.

/n /n Design Coordination /n /n

- Work closely with architects, consultants, MEP teams, contractors, and internal stakeholders.

/n

- Ensure execution is strictly aligned with approved designs and technical specifications.

/n

- Demonstrate a robust understanding of workplace design, commercial interiors, technical drawings, BOQs, and material specifications.

/n

- Resolve on-site design challenges while maintaining design intent and operational efficiency.

/n /n Vendor & Contractor Management /n /n

- Build and manage relationships with General Contractors (GCs), architects, consultants, and vendors.

/n

- Evaluate vendor quotations and negotiate commercial terms.

/n

- Maintain an approved vendor database with alternate vendors across all service categories.

/n

- Monitor vendor performance through defined SLAs and quality metrics.

/n

- Own project budgets, Capex planning and financial control across the project portfolio.

/n

- Develop robust budgeting, estimation and cost-monitoring processes.

/n

- Drive cost optimisation and value engineering without compromising quality, functionality or brand standards.

/n

- Review and approve major commercial proposals, quotations, variations and change orders.

/n

- Negotiate effectively with contractors, consultants and strategic vendors.

/n /n Quality, Safety & Compliance /n /n

- Ensure projects meet all statutory, safety, and quality requirements.

/n

- Conduct regular site inspections and quality audits.

/n

- Minimise rework through robust quality control measures.

/n





- Ensure all project documentation, approvals, insurance records, warranties, and compliance documents are maintained accurately.

/n /n Process & Documentation /n /n

- Establish and continuously improve project processes, SOPs, templates, and documentation standards.

/n

- Maintain accurate project records, asset registers, contracts, warranties, insurance documentation, and handover documents.

/n

- Provide weekly project updates to leadership.

/n /n What you need to bring to the table /n /n

- Bachelor's degree in Civil engineering, Architecture, Construction Management, or a related field.

/n

- 15+ years of experience managing commercial interior fit-out or workplace projects.

/n

- Experience with organisations such as CBRE, Cushman & Wakefield, JLL, Knight Frank, Colliers, Savills, reputed PMC firms, or leading construction/interior companies is highly preferred.

/n

- Strong understanding of commercial office interiors, workplace design, MEP coordination, and construction methodologies.

/n

- Excellent knowledge of project planning, budgeting, contracts, procurement, documentation, and compliance with experience in Project Mgmt tools

/n

- Strong industry network with General Contractors, architects, consultants, vendors, and suppliers.

/n

- Excellent communication and interpersonal skills - to 100% proficient in English, proficiency in local languages - Kannada, Tulu are a big plus

/n

- Experience in coworking, real estate, facilities management, construction, or infrastructure projects will be preferred.
