Job Summary

We are looking for an experienced Project Manager – Residential Construction to manage and oversee residential construction projects from planning through completion and handover.

The ideal candidate should have a minimum of 5 years of experience in residential construction, with strong knowledge of site execution, project planning, contractor management, quality control, cost management, team coordination and client handling.

The candidate will be responsible for ensuring projects are completed on time, within budget and as per required quality and safety standards, while maintaining excellent communication and coordination with clients.

Key Responsibilities

- Plan, manage and monitor residential construction projects from start to finish.
- Prepare project schedules, milestones and execution plans.
- Monitor daily site progress and ensure timely completion of project activities.
- Handle clients directly and maintain professional relationships throughout the project.
- Conduct regular client meetings and provide updates on project progress, timelines, quality and upcoming activities.
- Understand client requirements, expectations and changes and coordinate with the design and execution teams for implementation.
- Address client queries, concerns and complaints promptly and ensure appropriate resolution.
- Coordinate client inspections, site visits, approvals, selections and stage-wise handovers.
- Communicate project delays, variations, additional requirements and other site-related matters clearly to clients and management.
- Manage client expectations while ensuring work is executed as per approved drawings, specifications,



scope and agreed timelines.
- Coordinate with architects, structural consultants, MEP consultants, contractors, vendors and site teams.
- Review and understand architectural, structural and MEP drawings.
- Ensure construction work is executed as per approved drawings, specifications and quality standards.
- Supervise civil, structural, finishing and MEP works.
- Manage subcontractors, labour teams and site engineers.
- Plan manpower, materials, equipment and other site resources.
- Coordinate material procurement and ensure materials are available as per project requirements.
- Monitor project costs, quantities, bills, variations and material consumption.
- Identify project risks, delays and technical issues and take corrective action.
- Conduct regular site and project coordination meetings.
- Maintain project documentation, reports, drawings, measurements and progress records.
- Ensure compliance with construction safety procedures and applicable regulations.
- Conduct quality inspections and ensure rectification of defects and snags.
- Coordinate final finishing, snagging, testing and client handover.
- Prepare and submit regular project progress reports to management and clients.
- Ensure effective communication between office, site teams, contractors and clients.

Required Qualifications & Experience
- Bachelor's degree/diploma in Civil Engineering or Construction Management.
- Minimum 5 years of relevant experience in residential construction.




- Proven experience in client handling and customer relationship management.
- Experience in villas, apartments, individual houses, gated communities or residential developments will be preferred.
- Solid knowledge of construction methods, materials and site execution.
- Ability to read and interpret architectural, structural and MEP drawings.
- Experience in managing contractors, subcontractors and site teams.
- Good understanding of project planning, scheduling, costing and quality control.
- Proficiency in MS Office; knowledge of MS Project/Primavera, AutoCAD or other construction software is an advantage.
- Excellent communication, presentation, negotiation and problem-solving skills.
- Strong leadership and team-management abilities.
- Candidates who can join immediately or within a short notice period are preferred.

Pay: ₹45,000.00 - ₹75,000.00 per month
