Founded by Anshul Singhal, Founder & CEO, who has built three institutional platforms from zero and is building the fourth on his own capital: 52 million sq ft delivered (32 million as developer, 20 million as contractor), 2,000+ acres acquired, 200+ buildings, two SEBI Category II funds run to a successful close, India's first domestic warehousing AIF and India's largest industrial real estate exit — delivered across the founder's three prior platforms.
THE FINANCE & ACCOUNTS TEAM
Vantrock keeps its books in-house. The finance function owns every number from the site to the board.
Twenty-one seats when fully built; sixteen live now, one of them already filled.
Small enough that every person in it is known by name to the founder; large enough to run a platform properly. Every seat in the team is a builder's seat: the function does not exist yet in the form described here, and the people who join it now are the ones who will decide what it becomes.
FORECASTING IS NOT ACCOUNTING A finance function does two different things with a number. It records what happened — actualisation, the books, the close. And it says what will happen, and raises a hand early when the two are drifting apart — forecasting and red-flagging. Most functions put both in the same seat and get a controller who is too busy closing last month to see next quarter coming.
WHY THIS ROLE EXISTS
Two things.
WHAT YOU WILL OWN
1. The forecast. A rolling forecast for the platform and every project entity — cost-to-complete, cash, drawdowns, lease-up, exit — refreshed monthly, owned by you, and believed by the CFO because it has been right before.
2. Budget against actual, and the flag. Every construction budget against its bill of quantities, every lease against its underwriting, every operating line against its plan.
3. The Asset Review.
The monthly pack for every asset — actuals against underwriting, asset-level G&A;,
construction cost against spend, hold-refinance-exit triggers — produced here, presented alongside the Asset Sponsor, chaired by the CFO.
4. The financial lens on the operating platform.
Leasing, procurement and projects each make decisions with money in them.
5. Investor-reporting inputs, and the at-par file. The finance content of what the investment manager reports to its investors — portfolio performance against underwriting, cash, forecasts — accurate, reconciled to the books, and on time, for the CFO's sign-off.
6. The Analyst. Recruit, direct and develop one analyst into someone who can build and defend a model without you, and who could hold the seat behind you in three years.
7. The CFO's plate.
Take a defined piece of the CFO's work every quarter — forecast command first, then lender reporting, then the Asset Review chair — on a written succession plan that is reviewed, not hoped for.
WHO WE ARE LOOKING FOR
ESSENTIAL
10+ years in real estate or real-assets finance — at a developer, an institutional platform, a real estate private-equity investor, or the real estate division of a bank or NBFC.
– Financial modelling as a craft, not a skill. You have built, from a blank sheet, the models a real asset is bought, financed and exited on — development appraisals, project cash flows, lease-up and rent-roll, debt sculpting, exit — and you can defend every assumption in them. This is the hard screen and it will be tested in a case.
