Position OverviewThe Facility Executive - Technical Services is responsible for managing and maintaining all technical/hard services at the assigned site, with specific focus on HVAC systems, UPS/power backup systems, and floor management operations. This role ensures optimal performance of critical building systems, minimizes downtime, and maintains a safe and efficient operational environment.
Key ResponsibilitiesHVAC Systems Management
Oversee operation and maintenance of HVAC systems including chillers, AHUs, FCUs, VRV/VRF systems, and ductwork
Monitor temperature, humidity levels, and air quality parameters across all floors
Conduct regular inspections and preventive maintenance as per schedules
Troubleshoot HVAC breakdowns and coordinate timely repairs
Optimize energy consumption and maintain system efficiency
Maintain accurate logs of HVAC operations and maintenance activities
UPS and Power Systems
Manage UPS systems, battery banks, and backup power infrastructure
Monitor load distribution and ensure uninterrupted power supply to critical areas
Conduct regular battery health checks and load bank testing
Coordinate with electrical contractors for system maintenance and upgrades
Maintain diesel generator operations and fuel management
Ensure compliance with electrical safety standards and regulations
Floor Management
Supervise technical operations across assigned floors
Conduct daily floor walkthroughs and identify technical issues
Coordinate with various departments for maintenance requirements
Manage floor-wise asset inventory and equipment tracking
Ensure all technical systems on floors are operational and compliant
Handle floor-level technical escalations and emergency responses
Preventive and Corrective Maintenance
Develop and implement preventive maintenance schedules for all technical equipment
Coordinate breakdown maintenance and ensure minimal downtime
Maintain comprehensive maintenance records and service history
Ensure availability of critical spares and consumables
Track equipment performance and recommend replacements when necessary
Compliance and Safety
Ensure compliance with statutory requirements including fire safety, electrical safety,
and building codes
Conduct regular safety audits and risk assessments
Maintain all statutory licenses, certifications, and inspection records
Implement and enforce safety protocols for technical operations
Coordinate with authorities for inspections and compliance audits
Vendor and Contractor Management
Manage relationships with technical service vendors and AMC providers
Monitor vendor performance against SLAs and quality standards
Coordinate planned maintenance activities with minimal disruption
Review and approve vendor invoices and service reports
Evaluate and onboard new vendors as required
Reporting and Documentation
Prepare daily, weekly, and monthly technical operations reports
Track and report KPIs including uptime, energy consumption, and maintenance costs
Maintain building management system (BMS) records and analytics
Document all technical issues, resolutions, and lessons learned
Present performance metrics to facility management and clients
Qualifications and RequirementsEducation
Diploma or Bachelor's degree in Mechanical Engineering, Electrical Engineering, or related technical field
ITI in relevant trades (HVAC, Electrical) with additional certifications is acceptable
Certifications in HVAC, electrical systems, or facility management are advantageous
Experience
4-6 years of hands-on experience in technical facility management
Mandatory experience in HVAC operations and maintenance
Proven experience with UPS systems and power management
Strong floor management experience in commercial or corporate facilities
Experience with BMS/IBMS systems is highly preferred
Technical Skills
In-depth knowledge of HVAC systems, components, and troubleshooting
Strong understanding of UPS systems, battery technologies, and power distribution
Knowledge of electrical systems, DG sets, and energy management
Familiarity with BMS/IBMS platforms and monitoring tools
Understanding of fire fighting systems, plumbing, and other building services
Ability to read and interpret technical drawings and schematics
Software Proficiency
MS Office applications (Excel, Word, PowerPoint, Outlook)
CMMS (Computerized Maintenance Management System) experience preferred
BMS/IBMS monitoring and control systems
Basic AutoCAD reading ability is a plus
