– ESTATE MANAGER
10-Acre Gated Township | Premium Residential Community
Position Summary
· Overall responsibility for day-to-day operations, upkeep, safety, security and resident experience of the gated township.
· Ensure all common facilities and infrastructure remain clean, functional, safe and well maintained.
· Act as the single point of coordination between residents, management, staff, vendors and service agencies.
Key Responsibilities
· Manage housekeeping, landscaping, security, maintenance and facility-support staff; prepare rosters and monitor performance.
· Supervise swimming pool, clubhouse, multipurpose court, lawns, roads, lighting, parking, water systems and other common amenities.
· Plan and monitor preventive and breakdown maintenance of electrical, plumbing, civil, HVAC, pumps, DG/backup systems and other MEP assets.
· Maintain high standards of cleanliness, horticulture, pest control, waste management and overall estate presentation.
· Implement security protocols, visitor/vehicle management, CCTV monitoring, emergency preparedness and incident reporting.
· Coordinate AMC/service contracts, vendor performance, quotations, work orders, material procurement and bill verification.
· Maintain statutory records, equipment logs, asset registers, maintenance schedules and inspection checklists.
· Monitor operating expenses, utility consumption and maintenance budgets; identify cost-saving opportunities.
· Handle resident complaints and service requests with defined response and closure timelines.
· Ensure compliance with applicable safety, fire, environmental, pool and statutory requirements; coordinate inspections and renewals.
· Organise upkeep and operational support for community events and ensure amenities are used as per community rules.

Candidate Profile
· Graduate/Diploma in Facilities Management, Engineering, Hospitality, Administration or a related field.
· 5–10 years of relevant experience in estate, facility, property, residential township, hotel or club operations.
· Strong hands-on knowledge of MEP, civil maintenance, housekeeping, landscaping, security and vendor management.
· Good communication, leadership, problem-solving, documentation and team-management skills.
· Comfortable with MS Office/Google Workspace and basic maintenance/expense reporting systems.
· Should be proactive, service-oriented, disciplined and capable of managing emergencies and multiple priorities.
Reporting & Team
· Reports to: Society/Association/Property Management or Management Representative.
· Supervises: Maintenance, housekeeping, security, landscaping and other outsourced/in-house facility staff.
Working Conditions
· Full time, site-based role; availability outside normal working hours for emergencies and critical incidents.
· Regular inspection of the entire 10-acre premises and all common facilities is required.
Pay: ₹25,000.00 - ₹30,500.00 per month
