Position Summary We are seeking a seasoned professional to lead statutory approvals, government liaisoning, and regulatory compliance activities for the Realty Division.

The role will be responsible for securing and expediting approvals from various Government, Semi-Government, Municipal, Environmental, and Regulatory Authorities for ongoing and upcoming real estate projects.

The incumbent will act as the primary interface between the organization and authorities such as Land & Revenue, MCGM/BMC, Fire Department, Tree Authority, Ward Offices, MHADA, SRA, MOEF, CRZ, MPCB, and other relevant bodies to ensure timely approvals and project execution.

- Location: Mumbai (Bandra West)
- Industry Preference: Relevant experience in above mentioned departments required
- Compensation: 20 lpa 25 lpa

Key Responsbilities
1. Government & Regulatory Liaisoning

- Develop and maintain strong working relationships with Government Departments, Regulatory Authorities, Municipal Bodies, and Public Sector Agencies.
- Represent the organization before Government Authorities for obtaining approvals, permissions, NOCs, and statutory clearances.
- Coordinate and follow up with officials to ensure timely processing of applications and approvals.
- Monitor policy changes, regulatory developments, notifications, and circulars impacting real estate projects.

1. Statutory Approvals & Departmental Coordination

- Land & Revenue Department
- Land records verification and due diligence.
- Mutation entries, property card matters, and revenue-related approvals.
- Land conversion approvals and Revenue NOCs.
- Coordination with Collector's office and Revenue Authorities.

1. MCGM / BMC

- Development permissions and building proposal approvals.
- Occupation Certificate (OC), Commencement Certificate (CC), and utility-related permissions.




- Compliance submissions and coordination with concerned departments.

1. Fire Department

- Fire NOC applications and approvals.
- Fire compliance certifications and clearances.
- Coordination for fire audits and inspections.

1. Tree Authority

- Tree cutting and transplantation permissions.
- Compliance with Tree Authority regulations and approvals.

1. Ward Offices

- Ward-level permissions and approvals.
- Coordination with ward officials for project-related requirements.

1. MHADA

- Redevelopment approvals and NOCs.
- Scheme-specific approvals and compliance management.

1. SRA (Slum Rehabilitation Authority)

- Engineering approvals.
- ARS approvals.
- Deputy Collector approvals.
- Town Planning approvals.
- CTSO-related approvals.
- Rehabilitation scheme compliances and project amendments.

1. MOEF / CRZ

- Environmental clearances.
- Coastal Regulation Zone (CRZ) approvals.
- Environmental compliance submissions.

1. MPCB

- Consent to Establish.
- Consent to Operate.
- Environmental and pollution control compliances.

1. Stakeholder Management

- Coordinate with Architects, Consultants, Legal Teams, Project Management Consultants (PMC), Engineers, Surveyors, and Contractors.
- Attend meetings with Government Authorities, Consultants, Landowners, and Regulatory Bodies.
- Facilitate resolution of approval-related challenges and project bottlenecks.
- Build and maintain strong relationships with key external stakeholders to support project timelines.

1. Compliance & Documentation

- Ensure timely procurement of all statutory approvals and clearances.
- Maintain approval trackers, MIS reports, status updates, and regulatory records.
- Review and verify applications, agreements, submissions, and supporting documentation.
- Ensure adherence to local, state, and central government regulations.
- Conduct risk assessments and recommend mitigation strategies for approval-related issues.

1. Strategic Responsibilities





- Develop approval strategies for ongoing and future projects.
- Identify opportunities to expedite approval timelines.
- Support land acquisition, redevelopment, rehabilitation, and joint development initiatives.
- Participate in due diligence and project feasibility assessments.
- Provide periodic updates to management on approval status, risks, and regulatory developments.

KEY COMPETENCIES
- Thorough knowledge of Real Estate Regulatory Frameworks.
- Expertise in MCGM/BMC, SRA, MHADA, Revenue, Fire, Tree Authority, MPCB, MOEF & CRZ approvals.
- Strong understanding of Development Control & Promotion Regulations (DCPR).
- Knowledge of Land Acquisition, Redevelopment, and Rehabilitation Projects.
- Statutory Compliance Management.
- Government Relations & Liaisoning.
- Approval Lifecycle Management.
- Risk Assessment & Regulatory Advisory.

candidate profile

Educational Qualification

- Bachelor's Degree in Civil Engineering, Architecture, Urban Planning, Law, Public Administration, or related discipline.

Preferred Qualification

- Master's Degree in Management, Real Estate, Urban Planning, Public Policy, or related field.
- Professional certifications in Regulatory Affairs, Real Estate Development, or Project Management will be an added advantage.

Experience

- 1525 years of relevant experience in Real Estate Approvals, Liaisoning, Government Relations, Corporate Affairs, or Regulatory Affairs.
- Proven experience handling approvals with MCGM/BMC, SRA, MHADA, Revenue Department, Fire Department, Tree Authority, MPCB, MOEF, CRZ, and other regulatory bodies.
- Strong network and working relationships with Government Authorities and Regulatory Agencies.
- Experience in Residential, Commercial, Mixed-Use, Redevelopment, and SRA Projects will be preferred.
